Browse Forums Building A New House 1 Jun 14, 2011 6:47 pm I have contacted a few builders with regards to a building project that would involve demolition of an existing house on a block and then a build of two single storey houses, side by side and joined in the middle. Two of the builders have mentioned that it is a good idea to wait a minimum of 3 months after the existing house is demolished before the slab for the new development is put in. This is so that the soil under the existing house, consolidates or becomes more uniform (eg. moisture wise) with the exposed soil on the rest of the property. Any thoughts? Comments? Advice? We have had the demo approval since 2009 however only just knocked the house down over the last fortnight. We had already lined up a builder over a month ago who ended up getting us a cheaper quote from his demo crew to do the knock down. CC should have issued today but with all this terrible weather we are having the surveyors probably won't be able to come out until next week. They are building on bearers and joists so not sure whether that is making a difference. Some things are worth waiting for. Re: How long to wait after demolition to put down slab. 3Jun 15, 2011 12:17 am I have not heard of needing to wait for a certain period after the demo - if you had a builder looking after the demo, they would just clear the land and start building straight away. The builder I work for is not fussed if demolition occurred 2 years or 2 weeks before construction. If there is a delay between the demo and start of construction, you would need to make sure you wait to get your compaction certificate, otherwise you will need to get it re-done just before construction commences to ensure that wind/rain etc have not changed the compaction. Re: How long to wait after demolition to put down slab. 4Jun 15, 2011 8:05 am I waited over 100 days from demo until slab pour with my builder....but only because of Admin 'errors', followed by Christmas and the SS not getting back until mid January. Ideally, I should have had a slab, frame and possibly roof within that 4 months, but wasn't to be. It was one of the most frustrating times of the build..... Land was completely clear and ready on 18th October, slab was poured 18th Feb.
