I've finally started to make some progress with my build (yay!). Had a call today from DFH to book in my colour appointment which is scheduled for Friday, 15th February (unfortunately this was the first opening). Only drawback is that the land settles on 28th Feb and the bank wants all the paperwork including contract before they finalise my loan Somehow I think two weeks to actually get the contract and make sure it is all correct might be cutting it a bit fine and I may have to delay settlement. How long on average would you say it took your builder to get the finalised contract to you? This should hopefully give me some idea if I do have to delay settlement. Thanks all for your responses. I have spoken to DFH and they have advised that they do housing contracts and colour contracts separately. Whilst this is a relief to a certain extent, the housing contract won't be completed until 20th Feb (possibly earlier I hope) which is too short notice for the bank. I have spoken to my contact at Mortgage Choice and I will be arranging a separate loan for the land. I have asked him to check if the bank will consider doing a full 100% loan for the land rather than having to pay a deposit as the house contracts will be ready only a week or so later - this way I can upgrade to my hearts content at the colour meeting if I so wish and won't have to dig into my savings that I was going to use for stamp duty, legals, etc He was actually pretty confident that he could work something out. Re: Finally Some Movement..... 8Jan 25, 2008 4:19 am Hi Kryten, my friends are also building in Manor Lakes and they are building a Dennis Family Home so I'll see what I can remember of their process for you.
They settled on their land in July. I think they'd already done their colour selections and signed their building contract prior to the land being released for settlement. They did have a few problems with getting the contract right. They'd made a few upgrade selections during the colour selection, having been told that the colour selections would be attached to the contract prior to signing, and when the main contract was sent the colour selections that were included were incomplete and I think had different prices. They did manage to get this corrected but it did delay things a little so I think you're doing the right thing in making time for possible hiccups. From memory, their plans were slow going through Council. But they settled on their land in late July and they are just weeks away from hand over now. Once DFH started building they did it quite quickly and my friend seems very happy with their work. DFH have been great about allowing them to have access to the site to do some of their own jobs along the way and they seem to have good contact with their site supervisor (but that opinion is coming from someone - me - who is almost at lock up and has never spoken to the site supervisor). The friends who are building have a lot of tradie friends so they've been able to get each stage inspected by someone who knows what should be happening and they haven't picked up any major faults. After reading our post, I'm now totally sure I am doing the right thing by arranging for the separate loan for the land. I can't take the chance that the contract will be spot-on perfect and finalise everything within a week. My bank would be having a fit as well This way, I can check the contract is correct, make sure the colours I have chosen are properly reflected and have time to organise the remainder of the loan for the house without sending either me or the bank into a tizz. It's good to get some positive feedback about the building process. I haven't heard many bad things about DFH, either here on the forum or from googling so hopefully everything will go smoothly. Maximum allowable spacing is 6M or 5.5M for a wall with window… 17 20608 Are they stumps or screw piles ? How much fill is there, is the site a class "P" ? A "H2" site is not supposed to have stumps it is supposed to have grid beams according… 1 6955 House movement is always a potential problem and there is a cause.
