The communication and flexability was by far a huge plus. Similarly I investigated the underground tank ... from RI Industries (got full price details if you want)......Check what the builders idea of 'recessing the stacker track' is as it may not be what you picture. We specified this and still have a small lip, and slight drop to alfresco. nothing we would trip on, so we are happy.......What street are you on? Thanks 71' .......... Be interested in further info about the (large) tank, and we'll pass that on to the builder. We went with Packers doors ( no end of trouble though - but their frames are nice), rylock never replied to calls or emails hence the reason we probably went with Packers ( we have the commercial frames) I do have a thread but it's very light on details, just has some pics of the build as it progresses. They did a good job in some places , not so much in others !!!! It is so much 'fun'. Stick to your guns and keep on them to get it right. Don't let them take it out of your hands and if something is important to you, make sure it is the way you want it. We have just drawn up some plans we like, and like you, have taken them to a smaller local builder (who has a great reputation!) and just the other day we handed over the plans and have paid some $$ to get it drafted and soil tests etc done... so we're a few weeks behind. We have unlimited changes until we are happy - with no time limit. The joys of a small builder! Builder started back yesterday, today we received "V2" of our plans !! We're not sure about a couple of things .............. 1) The kitchen is sadly lacking in bench space, we're prepared to sacrifice a piece of the larder (who calls it a "larder" anymore ?? ) if that will help with the design / placement / efficiency of the kitchen 2) We're going for a "double-shower" in the ensuite, as you can see he has indicated a "window" in that rear shower wall. Not sure if he's looking at having "high-light" windows or some sort of "glass wall" ?? Given that we'd be having shower heads on that wall, if there's going to be windows they'll need to be high !! Just a couple of thoughts. I wouldn't be too worried about bench space in the kitchen as you have that lovely gorgeous island. I had that it my last house and it was excellent for food prep and stuff. You may find that having that gorgeous larder means you don't need massive bench space for extraneous appliances. Secondly, the ensuite double shower, if you put the shower heads at each end then the window is not a problem. If you want the shower heads on the window wall you could move the window to the side on the outside wall. It's going to be an awesome house. Garage: increase the width not length which will allow you to park cars in there and open the doors. You also only need an extra metre if you need a workshop space but that can be better combined on the side (5oomm bench, 500mm standing area) so you get more space to open doors. You may have to go zero setback from the side (or 150mm) to get the width. I'd also remove the wall between the store room and add a roller door on the back. This will allow yo to move larger items through the garage and shed to the back yard and have some good access. You may need to get a dingo on anything through later. Even large furniture to the master bedrrom or dining will be easier with this. Entry: since your corridor goes around the corner you can use the sdpace at the end to add a display area, these display areas only need to be 200-300mm deep, any more is only really needed if you have large items you have in mind, other wise you can double the display areas in the hall and have one on each side. Study: I'd have a double set of doors coming off the entry matching the living room and have a robe running the entire wall between bed 3\4. Gives you more space and the wasted entry area is used. I'd also be inclined to decrease the length of the room a little and add a bit more space on to the other bedrooms so they will all be 3.3x3.5. Kitchen: I really didn'ty like the layout of this so have effectively stolen the layout of ours which fits the space nicely. This gives a nice big space in the middle to work off and benches either side of the cooktop at the back (we also have cupboards above running the length). Then ovens go on the side with the fridge beside it. I've also added the bar side to it and we have a waterfall on the end (dishwasher end). I have also moved it back taking up the store space as the garage was shortened and put the entry in the side. This makes the family room almost 10m long and a better use of the space (you guys have heaps of storage). Master Bed: I've redone the master bedroom and made the entry straight which will help get furniture in. I've also combined the WIR's and you can choose to have a window in the end or put more storage across the back wall. You also have another robe for general storage and the AV beside the entry. I've rearranged the ensuite and decreased it's length to give more bedroom space. The door is offset so you can have a towel rail beside the shower. I've also put a sliding door on so you can create a little outdoor area and also as a means to get beds and other things in ro breezes. Laundry: The linen cupboard has been increased but essentially this room is the same. I'd also add cupboard above the benches scross the entire wall. Give you some more storage space. With the reduction in the garage length of 1.5m (the old store 2 room) the increase in width about 1m this should mean a net reduction in the total house size with no appreicable loss of usable space. If you increased the size of store 1 to a zero lot boundary you'd probably mean the same house size so same cost. Just a juggle of the internal walls. One of the main limitations we have is that there is a covenant that will not let us build anything closer then 1,000 mm to the boundary, so what this means is that although the block is 18m wide, the house is limited to 16m width. The reason I have made the garage the extra length is that it will be doing double-duty as a photo-studio, hence also the powder room and Store 2. As we don't have a large block, Store 1 was in lieu of a garden shed ! I agree with you about access to the rear of the block via the garage, what I wanted to be able to do was somehow "seal" Store 1 from the garage (so no petrol / oil / grease / fertilizer / shed / smells came into the garage (keeping it nice for the photo shoots) , and also seal the back wall from the elements so that tools and that don't go rusty in the moist atmosphere. I guess what I really need is some sort of large "sealable" doors, that will allow access through while still keeping the room "airtight". I tend to agree with you there, but we're going to need to fight (negotiate) with Mrs P_D about this !! We use the study all the time, and are planning on having a full-width bench along the southern wall. As we are on the computers all the time (work / study / entertainment / relaxation) and have a ton of paperwork / files in the study, her design brief here was that if the study door was open, as it is usually, anyone walking past in the hall must not be able to see "how messy" the study is. Yes, That is a far better design for the kitchen, I'd like the "Store 2" back though, that's where the photography stuff (lights,stands etc) will be stored, don't really want to store them in the "shed" (Store 1). We're still thinking about having the sink in the island......It's a really practical idea but three things concern us, losing the "clean flat" island look, losing the additional bench space (but with your design I think this is no longer a problem as there is now plenty of space each side of the cooktop,) and Mrs P_D is worried about "the mess" of having dirty dishes next to the sink being seem from the family area. Another "issue" here Mrs P_D is adamant that the bedroom door does not open into the bedroom directly from the hall, her theory is that if she is in the bedroom (getting changed) and someone opens the door, she doesn't want them to be able to see directly in the bedroom from the hallway !!! I see you have two different types of shower heads, that's what I want to do too, Mrs P_D wants the "hand-held" type of shower whereas I want the "rain" type of shower, that seems to be exactly what you guys have ??
