The part in bedroom 3 is a 500mm deep BIR, while the part in the study is slightly shallower, it'll be a bookcase.....For *SOME* of our books, we've got way too many and I just cannot seem to force myself to part with (a lifetimes collection) of them !!! Yes, as you've correctly identified, we've put a WIR in front of the main bedroom. One of the design criteria Mrs P_D has put on the plan is that she wants to be able to get out of bed and leave the bed-room (the room with the bed) and be able to go to the WIR and ensuite and then leave the area without exiting through the bedroom. This is as I'm a shift worker she doesn't want to have to get dressed in the main room, or indeed have to re-enter it. Not sure what you mean with your suggestion, but I do agree that that area needs "more work", but at this stage I think I've reached the limits of my design skills !! Feel free to hack any suggestions for the area on a plan and post it......All help is greatly appreciated !! Cheers, P_D . I drew up something really quick that might work but there would be many configurations with that shape room, I would think. I think what wildorchid was saying is that you have used a lot of space (the 2.54m across in front of the entrance to the WIR/main bedroom) as hallway area and you might be able to get better use of space there. Either by pushing out the whole wall down to the stairs coming up from the dining area (and moving the door across) or by moving the door over to the right and using the end of that small L-shape corridor as extra storage for a linen cupboard or similar. I also agree with dct that you should have an entry from your garage, either through the store room or (probably better) through the laundry as you mentioned. Then you can go straight into the kitchen with your shopping bags. You could also consider putting a door to the outside in the laundry (where you have that large window) so that you can walk straight out to the clothesline. Finally, you might also want to reconsider the placement of the AC unit, depending on the unit you plan to buy and your use of airconditioning. If you sometimes run the AC over night it might not be the best position to have it on a bedroom wall as some can be quite noisy and disturb light sleepers. Overall I think you have done well and it looks really good. Judging by the stairs you have your block must have quite a slope. Hope it all works out for you. We're getting very close to selecting a builder, and we think that we've (almost) finished the plan Please feel free to have a look and give your honest feedback !!! The garage will do double-duty as a photo-studio, also the extra long bit at the end of the garage will be a "workshop", doing away with the need for a shed in the back yard. Not really shown, but at the end of the family room will be an "alfresco" 6.5m wide * 4.0m deep. As the plan is, north run exactly along the left-hand side wall (ie the garage side of the house). We need to get a "designer" to finesse the "interior" of the kitchen and also Bed 1 WIR. As before, Bed 1 is designed so that Mrs P_D can get out of bed and leave the room, and then be able to go to the bathroom, go to the wardrobe, get dressed, do makeup without re-entering the BED-room ..... The shower and loo are away rom the bedroom wall which will help keep the noise down (in our rental the loo backs onto the bedroom wall and is very noisy when flushed ) You may not need 1600 between the two kitchen benches, I think 1200 is fairly normal, check out some displays with your tape measure to get an idea although it would certainly add to the spaciousness in the kitchen and there is still plenty of room in the dining/family. If you get it priced up and need to save some dollars you could bring the study and bedroom in 500 as it would still be a wide hallway at 1500 but depends on the front door size I guess. Be that as it may, we have made a decision.......To make a decision We have picked a builder to do the "Preliminary Work", a small 20-homes-a-year family business, and from all indications they seem pretty good. The sales dude has not been at all pushy, seems to of been bending over backwards to actually help us. Being such a small home-builder you can actually talk to the people you need to talk to, to this end I've talked on the phone to "The Boss" a couple of times, and it turns out that their construction manager has been best friends with a friend of ours since they both wore short pants to school.......Adelaide's a small place So, we've got an appointment to see them on Monday, we'll be having a meeting with "The Boss" as well as the sales dude and also their draughtsman and the construction manager said he'd pop in and say "G'Day" while we're there. The main thing for us, is that we recognise that the design I've managed to bash out on the 'puter is "pretty good" for us but needs technical help, so we need to get a feel that the draughtsman sees our vision and has confidence that he can turn our ideas into a practical house design. If we're happy with that, and "The Boss" seems as reasonable in real life as he has been on the 'phone to date, then we'll get out the cheque-book and let them do what it is they do at the preliminary stage !! I've been through the "Things you forgot thread" viewtopic.php?f=31&t=5823 , and have made a list of things that are appropiate to us, that'll be coming along, as will nearly 100 pages of Power Point slides of things we have seen at various display homes / forums / shops / showrooms of "things we like". Not all of them will be able to be incorporated in our design, but we're hoping that by showing the builder a wide variety of things that we do like that they will get a feel for our "vision" and more easily incorporate our vision in their plans !!! We had our meeting today, things went well. The meeting went for over two hours and they seemed to be ahead of the game for all the "structural" questions I asked them, so that was a good thing. I asked about underground a rain-water tank, we have been thinking about a 5,000 litre plastic one, he said they do a 9,000 litre concrete one cheaper. I asked about "recessing" the tracks for the stacker sliding patio doors, he said that was the way they always did it. I asked them what sort of plasterboard they used for various areas and their answers met the ones I had on my "cheat-sheet" of things to check !! We asked many things like that and I don't think we surprised them once It's fair to say that generally they had the answers off of the top of their heads (regarding feasibility / options and a "ball-park" price ) so that gave us a lot of confidence too. I also gave them (our customised) list from the "Things you forgot thread" viewtopic.php?f=31&t=5823 , and just left it with them, along with our 100 or so PP slides........They can have fun reading those and seeing what (if any ) sense they can make out of them. We'll go through them with a fine-tooth comb at our next (more formal) meeting !!! So.......we're going to give them the $$'s for the PWA (apparently that's a Preliminary Work Agreement). That's going to get us ................ We had our own plans and Mitcham council approval allready and had 6 companies quote. The communication and flexability was by far a huge plus. Similarly I investigated the underground tank possibility with supply and sit prices of $3500 for a 5000 litre upto $5000 for a 13640 litre concrete from RI Industries (got full price details if you want). This did not include the earth works. that would would blow that out particularly as our back yard is cut to the rock, so we considered putting it out front which was mostly fill. (Our , B/Park block has a 2.5m rise over 40m depth). Check what the builders idea of 'recessing the stacker track' is as it may not be what you picture. We specified this and still have a small lip, and slight drop to alfresco. nothing we would trip on, so we are happy. What street are you on?
