Myself and my wife have recently bought a block of land and have our heart set on building the Ferrara 278. Our block is 18 metres wide and approx 35 metres in length. We have had a first meeting with the sales consultant at GJ's and they've advised that even if we reduce the width of the main bedroom it will be a struggle to fit it on our block. Planning requirements here state that it must be 1.5 metres from each side boundary, taken from the eaves not the wall. I'm looking for some advice/suggestions on how to 'make it fit' We are looking at removing one of the bedrooms and replacing the activity room with a bedroom to shorten the length, one idea so far is to move a smaller bedroom to the front and place the master at the back. We really liked the Ferrara and it was one of the houses we were looking at building. I believe the usual width of the Ferrara is 15.7m. I have a plan for a modified Ferrara that is 14.8m wide (excluding eves) that you may be interested in. The only reason we're more keen on the Ferrara is because of the study where we can put our 3 month old till she's a bit bigger. We maybe a little more suggestive (honest) than the sales consultants who wants to sign you up quickly. Further to this from your comments above about drastic modification (moving rooms front to back) what is it about the "Ferrara 278" that you have your heart set on? Just interested as there are thousands of possible layout posibilities. David. Then slide the entry and main bedroom across, swap the kitchen and dining and move the alfresco so it wraps around to bed 2? If you extend the length of the family room you may find room to fit in a study nook in that area to recover the space you lost?
