What sort of questions did you consider when choosing your design? I've tried googling to see if theres something like a pre-building checklist, but haven't had much luck. That's pretty tough if they don't know what they want. In our case, we chose the design based on our family requirements and the land developer's requirements. - how many bedrooms do we need? - what sort of design would maximise our land orientation (North-South) \ - do we want single storey or double storey? - do we want a big backyard or not? - if double storey, do we want a balcony or not? - how big the garage would be? - do we need a study? - do we want a home theatre? - do we need formal areas (living and dining? living only?) - do we need a walk-in-pantry? - for all bedrooms, do we need walk-in-robes or just for the master? - do we want an outdoor entertaining area? - for the block that we purchased, are there design requirements that we need to address (e.g. maximum width of car garage, roof pitch, minimum size of house, turn-the-corner feature for corner blocks, etc.)? now my question is... am i making sense? hehe. ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Then make a list of all the things you like about your friends houses. How many bedrooms you want and will actually use?
There is no point just talking randomly to builders as they will all try and sell you on their designs and they may not be what your after at all. this may sound silly, but have they purchased a block? Sometimes hard to decide on a house design until you are aware of the limitations you're land will have (fall over the block, size of the block etc...). Do they want to remain the area where they now reside? It's like starting a jig saw puzzle - where should you start? Hope that this may be of assistance.
