Have a tender appointment in the next few weeks. I love these forums coz you can ask questions if you cant wait to find out the answer, which is what I'm going to do with you, haha, hope you dont mind that is. First, at hopetoun, they never give you prices, did you find things were expensive such as basins or tapware upgrades etc etc. Also the Sales consultant gave an allowance of 15k for site cost but now i'm bit worried they'll come back at 20-25k which at that point id question it, did you find a huge difference from ur allowance to actual figures? Happy to answer any questions out there, if we can! The lack of pricing at Hopetoun is an issue that has come up many times on this forum, and I believe they are addressing it by having indicative pricing during appointments. Have a look on the PD thread for a post by Ebony / Team PD. As we are building a Prestige home, all the basins were available to choose from, but the tapware was an upgrade. For example, we got the Mizu 1500 wall mixer for the Bathroom Shower and Bath, which cost $364 (so $182 per piece), and the Mizu 1500 mixer with diverter to the Ensuite shower was $198 (we have 2 shower heads in the ensuite shower - hence the diverter). Our site costs were included as we bought our house as part of a PD Neighbourhood, and our promotion included all site costs. Friends of ours built in Saltwater Coast too, with a $10,000 promo rebate on site costs and had to pay approx $1,500, which included 6 piers at the back of the slab, so a $15k estimate from your SC sounds about right. Their site (and ours) was classed as a 'P'. Good luck with tender, make sure you are clear on the structure of your house, and don't be afraid to ask them to double-check pricing or specifications / design. If your site costs are higher than anticipated, indicate to them that it's above budget and 'unfortunately makes the house unaffordable'. It seems to have worked for many people where site costs suddenly reduce... We're really happy with the way things are going and looking. They did a few things in the walls before bricks, that wouldn't get damaged if they got a little wet... As good as the wrap is, it's not watertight! Bricks started yesterday and look great! Will try and get some pics up soon... House is looking great, with only a few minor issues that we're tracking to get fixed. Although, I don't know if the wrong finish on the cabinets is really all that minor...
