Browse Forums Building A New House 1 May 31, 2011 8:05 pm Hi All, We are new to this site and have been reading for days and must say wow you guys are all such a wealth of knowledge and I have already learnt to much in the last week i have been reading. DH and myself have just deposited on a block of land at Glenmore Ridge and are looking at building the Eden Brae Foxley 27. They have the 123 special on at the moment where you get an extras package for the house, another package for the kitchen and also $6000 off the price. Looks very tempting indeed! However after reading several EB posts it seems there are huge costs in upgrading many things on the house...eg Kitchen wall cupboards (which most builders have as standard). Also upgrading of tiling and carpet etc. Is it worth paying the $50,000 difference in the base price to the essentials package which includes site costs, basix, carpet, tiling (noting i want large tiles throughout not small ones, are these included in the tile range?) carpets and insulation or are we best to have the tender done as the basic price plus site costs and basix and doing the other things ourselves after completion? I don't want to be hit with huge costs when we go to chose our floor tiles and carpet and they aren't in the builders range and have to pay inflated prices to upgrade. Looking forward to any feedback and suggestions? Annette Re: Eden Brae Extras - Building the Foxley at Glenmore Ridge 2May 31, 2011 8:18 pm IMO all the builders make a similar profit on houses regardless of what "offer" they are currently running so rather than concentrate on the "offers" they have you need to look at comparing overall packages. Where significant extra profit is made is on extras where you quite often find you are paying three or four times what is costs the builder for example extra power points. The problem is that to retrofit many extras after construction can be more expensive than the builders inflated costs due to the complexity of doing the work on a finished house. We initally were signed up with Eden Brae but have changed builders... Wisdom released a new design that it better for our needs and our block. The packages are good, Wisdom have a pretty good one, but yes, if you want more than the standard range you will pay more. I think it depends on your budge and if you want to go above and beyond the standard. We will do kitchen upgrades and minor bathroom upgrades and then what we can do after handover we will do. We are getting a credit back for the tiles as we want timber flooring... Hope this helps.. what release did you buy in?
