Browse Forums Building A New House 1 May 30, 2011 12:56 pm Hi everyone I joined this great forum a few years ago when we built our 2nd house and now can,t believe we,re doing it again after announcing to all that " I,m never going to do that again" But here we go again! LOL....we sold our new house at Mt.Compass and bought 10.5 acres in Willunga last October. It already has an existing house on it that we will be lucky enough to live in while we are building the new one,so no having to rent! Yay! We have just had approval to split this house off onto a seperate block (otherwise we would have had to bulldoze it to be allowed to build ) We have comissioned a man who is an ex-town planner who now works for himself to act as a liason between us and the council.....he came and looked at our land and where we want to build the house etc,we showed him preliminary plans of the house so that he could let us know if the council would accept these things before actually submitting the application.We didn,t want to go to the trouble of having plans drawn up etc. if the council were just going to reject it. So basically anything that we want to do regarding the house or sheds etc, we run it past him first. He,s quite expensive,but well worth the money as he,s saving us so much time. We are building in the 'hills face' zone,so the council are a lot more strict with what you can and can,t do My DH is a bit 'peeved' because he,s not allowed to build a shed big enough to put his grape harvester in (we have a contracting business) so even though we,ve got plenty of room now,he,s still going to have to park it in his friends shed I,m glad to be back on the forum and love following everyones building experiences I,ll have go at posting our plans.....it,s been ages,so I,ll have to see if I can remember how to do it Cheers Mel Building on 9 acres Re: Our house on the hill - SA 2May 30, 2011 1:11 pm Sounds great, look forward to seeing it happen! I think the way you have gone with the independent liaison is a great idea, esecially when you are dealing iwth a project that is 'not run of the mill' so to speak. Re: Our house on the hill - SA 9May 31, 2011 12:12 am Thanks We actually think the house is a bit too big,but we,ve looked at ways of shrinking the house,but it doesn,t really work without changing the shape of the house,which we really like. We,ve planned to put a pool next to the house,but now we,re not sure if we will or not as everytime we talk to someone with a pool they either say 'never again' or that the it hardly ever gets used it,s a pity because we,ve always wanted one,but we don,t want it to just be a very expensive ornament! The builder has told us if we get approval before Christmas then he can start straight after the Christmas break The excavations for our shed are starting tomorrow and the shed is being put up the following Friday which will be great as at the moment we have boxes everywhere and the motorbikes,ride on mower etc. are all outside. The shed is 30m x 40m so there should be plenty of room for it all. We have also got lots of fencing to do as at the moment the 9.5 acres( we,ve split an acre off to sell ) that we are building on is just one paddock.We want to fence the driveway (which will be about 200 m long) and seperate the shed and have 3 other paddocks for some Alpacas when we get them. I,ve planted about 300 trees along the fenclines which is a council requirement even though we would probably have done it anyway....yesterday I had to hand water them for the first time since they were planted and it took ages there,s a bore on the property which hasn,t been used for years which we had tested a while back, so hopefully when that,s re-equipped then we can run some drippers to all the plants We,ve had a bit of trouble with the resident kangaroos trimming the trees for us but since we put some blood and bone around the plants they have decided to leave them alone! The cutting looks huge! We,re having a pool next to the house,so I guess that makes it look even bigger and we also have to have a CFS turn-around which is about 25 metres in diameter The builder is hoping to pour the slab in the next couple of weeks, so we,ve been busy putting in driveways etc. to make access easy for the trucks etc. We have had nearly 80 tonnes of gravel put on the drive ! We,ve got our shed up and most of the fencing is done now. The builder is hoping to have the house built by Christmas! I guess it will depend on the weather etc.....quite frankly I am just happy that it,s finally started! We live next door,so we can keep an eye on it We had to make final selections on our kitchen on Monday....it was funny because we got some quotes several months ago and had decided on the company that we were going with,but because nothing was looking real positive with the building approval, we had just put the quote in a folder and almost forgotten about it! Well a couple of weeks ago we got a call from the kitchen company to say that we needed to make our final selections etc. because the builder had rang to say that the slab would be poured in a couple of weeks well it was a bit of a shock as we hadn,t heard anything from the council or the builder well that got us moving and suddenly we had to pick out colours,basins,tiles.......and the list goes on as you would all know! Well finally after a lot of what I,ll call.... 'debating' we have come up with what we hope will be our ideal kitchen and bathrooms..... This will be our 3rd build but the first time that we have used a private builder which is quite different because we can source our own materials etc. and change things as we go along without getting charged for it. For example we are getting the site cut out ourselves and we have had the engineers report etc. done ourselves (just to save time and get things moving) our builder just takes all of these things off of the original quote.
