Browse Forums Building A New House 1 Sep 23, 2020 11:23 am Reviving this post to get a fresh opinion. House handed over April 2017. Within few months manganese stains appeared. Several cleaning products tried but no luck. Brick company is taking responsibility under brick warranty. Some promising products like sealers and then special paint has since failed as well. Render is now an option but don't want to settle on cash - as it will be high maintenance - painting plus cracking and worst case scenario if the stains re-appear from render as well!! Still waiting on brick company to provide a proposal on next steps. If they insist on carrying out the render but are unwilling to offer any future maintenance Should we/can we push for rebricking? Is rebricking an option? Has it been done? How would one estimate the cost of such a task. Should we press for this to be quoted and perhaps settle on cash based on this and go our way. It is an extremely slow process - where I have to constantly chase up and want to just be able to move on. We have had a similar issue with our PGH Oyster bricks, nowhere near as bad as yours though. Ours have discoloured without patches of brown manganese stains along a west facing wall which gets a lot of summer sun and rain during winter. The builder sent someone to clean the bricks last week. At this stage it’s looking good, but we shall see if that lasts. Ahh oyster bricks - similarish colour. Yeah ours wasn't too bad at the start but after several rounds of cleaning stuff - it just came out wildly and it is 4yrs to date so maybe over time with several seasons it has been getting worse. Fingers crossed yours is solved. Just a big pain dealing with it all now - they just all taking there time. That nice section in the picture - is because that was a second and late batch that was supplied as there was a shortfall which we now conclude is what the bricks should have been like. The fist batch that went to almost all house was the faulty one. Probably a 100-150k job to re-brick if thats about a 30sq house (higher depending on size, State, landscaping, paths, damage etc). That is really scary - have you got some history with such a problem that suggests the problem will come through render? I also do feel that it will come through meaning a cash settlement may look good now but not down the track. It is a very tough situation to be in. Hi Mirrmu83, I am about to engage a building expert to do up a VCAT complaint report and have been referencing your comments on how the stains may come through the render as well and to help push further my case of either rebricking or its cash equivalent. As this is opinion based forum, I am hoping you can assist with some more info on this experience of yours where stains came through the render. Where was this project, how can my lawyer/building expert obtain more info on this project, contact you? or people involved in the project, any idea who the brick manufacturer was, what they ended up doing in the end? I would really appreciate it, if you were able to allow my lawyer/building expert to make contact with you? It would be of great help in this extremely distressing situation. I have another member renfar - who seemed to be in the exact same situation but can't reach to see what happened with his bricks - NDA perhaps - I have tried DM etc no luck.
