Final Occupation Certificate. That is a surprise. I was thinking we would get Interim and then would have to apply to council for Final. Below are the items they check. Shower screen and glazing is an important part of it ! Re: Who's building with Clarendon?? 7784May 26, 2015 4:26 pm Sydney-build Got our FOC today ! ...Below are the items they check. Re: Who's building with Clarendon?? 7785May 26, 2015 4:29 pm Wow - do you already have your driveway? We are still waiting on our interim one!! Just emailed Clarendon again to find out where the hell it is. I can't get a final one until the driveway is poured. Built a Fairmont 35 in Pennant Hills. I'm sure I'm going to sound clueless asking this, but all of the things that are listed, I'm assuming Clarendon supply you with all of the proof to give for the FOC? Do you have to have your landscaping / turf done for FOC, or just driveways? Pro Tip: If yours was CDC, call your private certifier directly and ask whats holding it up. There could be something else other than driveway. I have called our private certifier in past when our CDC approval was delayed. Clarendon had no idea they had to supply some more documents before approval was granted. I passed on the information to Clarendon and they supplied the documents. Our certifier was Local Group Norwest Website: http://www.localgroup.com.au/ Phone: 1300 368 534 (Press 5 for Norwest) Re: Who's building with Clarendon?? 7788May 26, 2015 4:39 pm @elisen I dont have to supply anything. Clarendon's contractors supply them with the relevant documents. Clarendon then forward them to private certifier. Landscaping/driveway not required in my case. I know of one other person who built with Clarendon but were only given Interim because there was a big drop from the house to the backyard, almost a metre. They had to do decking or throw sand in there. They weren't supplied with the key to the back sliding doors until they did the required works. So, its not a blanket rule. In some cases you will get interim, and in others Final Re: Who's building with Clarendon?? 7789May 26, 2015 4:41 pm Sydney-build @elisen I dont have to supply anything. Our driveway gets poured on Thursday so maybe we might be able to get the final if they come out and inspect again. We went through council not CDC. Built a Fairmont 35 in Pennant Hills. We are only at the very start of what I'm sure is going to be a LLLOOOONNNNGGG road building... Our little old house has had demo start today... We have to do retaining walls up the side after handover, but they are going to be easy to do, so we can make sure they are done before applying for our FOC... Building modified Wentworth 33 with a detached granny flat http://nortonbuildingadventure.blogspot.com.au/ Re: Who's building with Clarendon?? 7791May 26, 2015 6:19 pm Hi Guys, Did any of you have to alter your driveway due to kerb pit restrictions - I'm in this situation and have been told by my SS that I have to alter my driveway or lodge an application to council regarding relocating the pit to another spot. If I go down this path, I would have to bear lodgement fees, then I would have to involve a civil engineer who would do specify where to relocate the pitt etc. (big bucks). Now since mine is a H &L package..should I be bearing these expenses or these should be borne by Clarendon as they are providing me the driveway. APS APS Re: Who's building with Clarendon?? 7793May 26, 2015 6:59 pm Jayjay84 In my opinion if it's a home and land package which includes driveway I reckon it's up to the builder I agree, if your driveway was included in the original tender as ours was, it would be in my opinion the liability of the builder. Just like when they said I had to handle the grilled drainage on the driveway and I told them it's included driveway, they realised they'd made an error and changed it to their liability etc Paddington 29 @ Blue Horizon Estate (Lot 105, Wattleridge Crescent, North Kellyville) Our Build Progress Blog: http://light487.wordpress.com/ Re: Who's building with Clarendon?? 7794May 26, 2015 7:15 pm When Clarendon would have selected the site for a HL package, they would have known the location of the pit. But they still offered the driveway as included in the contract without mentioning anything about altering it or getting approval from council. Stick to your guns and make sure you get the driveway you want and signed for. If that involves more council approval, it's upto builder. Re: Who's building with Clarendon?? 7796May 26, 2015 7:16 pm Clarendon are providing you with the driveway, they should bare the cost. Why did they not know about these restrictions during Council DA lodgement? It is so annoying I have asked them to reverse build. My house and the answer was a flat out no really disappointed Re: Who's building with Clarendon?? 7799May 26, 2015 7:36 pm That's strange andrew92, my SS told me last week at our on site meeting that Clarendon reverse build all their builds now as there's nearly always a wait on brickies. $395 Fixed Priced Landscape Plans for DA M: 0435 127 244 | W: bluegumdesign.com.au | E: info@bluegumdesign.com.au Residential | Commercial | Industrial Re: Who's building with Clarendon?? 7800May 26, 2015 8:06 pm Brahma Bull That's strange andrew92, my SS told me last week at our on site meeting that Clarendon reverse build all their builds now as there's nearly always a wait on brickies. That's basically what my SS said. If the scheduled laying gets delayed to a certain point, they will do reverse build and get the roof on while they wait.
