Houspect r awesone very thorough, great communication and fast report turn around. I used them for a pre lining inspection and will again at walk through. We went tile shopping today and found the perfect floor tile im so happy landscaping organised after some hiccups, carpet colour need to decide and then start the packing. They go everywhere in Sydney, maybe even up to Central Coast (not sure). They are very easy to deal with and provide very detailed reports. http://www.houspect.com.au/nsw/contact.html Thank you..!! Did you get them to inspect throughout the building stages or just on completion? Was it expensive? Kim - I think the critical ones are pre-lining/lock up & PCI, maybe at slab too. They will let you know anyway. They normally do a package deal for : Slab, frame, pre-lining (lock up) & PCI. Have to be pre-paid to get the discount. We requested for pre-slab & waterproofing inspections as well. These inspections were not part of the package, so paid it separately. Having the critical inspections done will give you peace of mind, considering the amount of money you will be pouring in your new home. Expect to pay $1500 - 2250, depending on the size of the house. We have been given a USB for the colour centre which is pretty useless (in my opinion). We want to choose flooring first, but not sure whether to do tiles or laminate, but do we not get to see our options until the day?? This will affect the kitchen colour choices and bathrooms etc... i am freaking out that this is all meant to be decided in one day!! We have a Tile Direct appointment booked for 3 weeks after the colour centre. So going out for a 'see what is available to us' appointment this week (we tried yesterday, but said they couldn't tell us the range without an appointment). Please tell me it is not as stressful as I am envisioning!!! Do we do flooring and wall colours first at the appointment? ? Do they give us a quote for everything in all areas, then at the end we can decide what fits the budget? ? Any reassurance would be great! ! Even with tiles u can still go prior and look at the wall with all the combinations. We didn't want to choose on the day so we went before hand and did our research. Once u choose all ur upgrades etc they will send u an itemized list of what costs what then u chose what u want. The waterproofing wasn't part of the original package but I asked if it could be included and get a discount on it too and they did it. Think it worked out at roughly $2000 for all five inclusive. I think the easiest way is to look at exterior house,kitchen,bathroom pics online so u know the general colour scheme u would like to go with and work from there. For instance originally i wanted dark brown bench tops and white cupboards, but it was an upgrade for all the stone top colour, so in the end i thought not worth it and flipped the other way white stone & dark brown cupboards all included. Generally tiles on the back wall are included, except the mosaics are extra. If you havent been to the brickyard visit and get a sample and they can give u a list of properties in the area that used that brick so u can compare. Same with the colour studio u can wander around and take pics,write down anything that takes ur eye so on the day u r prepared and can say what u want and get prices quicker. Or do they paint it white like normal bathrooms are painted? Thanks You will choose EVERYTHING the day of your colour appointment. However, you can go to the colour studio anytime without an appointment to look around by yourselves. Majority of things are clearly marked with which package they are a standard inclusion for... My hubby and I went in the Saturday before our appointment and spend a good couple of hours looking through everything, and it made our actual colour appointment so much easier! Yep Nelly, our block is higher at the back, and lower at the front. So they have cut into our land at the back, and filled it at the front. We went driving around yesterday and have a better idea of what it is going to look like now... Penno,rmjose or sydneybuild would be able to answer that one better. elisen ahh must be similar to my block higher at the back. Make sure when landscaping etc u leave plenty of time to get approvals,engineering etc if your looking at levelling the backyard. Mine has been a very long process to get this all in place. Do you have neighbours building all around you atm, or do u still have access? It is so much better if you can excavate during the build, if not the issue is getting access to remove soil which cost even more $$. Of course if you are looking at tiering the backyard then soil removal is not an issue. Sorry to blab lol, if u want to ask anything feel free and I can help. We have been in our place nearly 12 months and we're back at the display village again. Looks like they stuffed up part of out facade which will be easily fixed and also our "frameless showerscreen" which isn't frameless because they didn't drop the floor down as in the display home. I am now taking photos of every fault putting it in a document and will be emailing Clarendon tomorrow. Unfortunately haven't heard back from my SS or area manager in over 2 weeks about issues which is annoying. I swear they just hope you give up the fight! I have a renewed energy and am sick of people not doing the job properly - I'm not getting stressed about it but at the same time am not going to let it go. For those thinking of building with Clarendon they have been great and I don't think it would be any better with any other builder - so I would build with them again without hesitation.
