Initial impression was pretty good - at least he answered my call and can give pretty specific updates on progress like below: Slab should be poured latest by end of this week or early next. Will be left to cure and carpenter will get start working on the frames on 03July. Promised to give a weekly update to us - shall see about that. Hope everyone's build will progress along well too! I'm a generally indecisive person, so I'm wondering if they give you time to bring back the various quotes for the various items (aircon, electricals, security, kitchen, etc) to ponder about them before signing or do you have to sign on the day itself? I'm still thinking about doing it with Clarendon or engaging external contractors after handover, so would need some time to think. Has anyone gotten their kitchen quote on the day itself or will it be given later? I'm hoping for the latter! jellytot is right. There is no need to worry. Other than Air Conditioner, Flooring and stairs, you dont need to sign on the spot, they will give you time. Air Conditioner is offering upgrade. The original Standard AC is crap, therefore, you may want to upgrade. I spend approx. $5800 to upgrade that include MyAir AC up to 6 zones. Flooring is offering upgrade to your carpet or change to laminate. Its also straight forward, he will quote you on the spot. Stairs is either upgrade or use as per-standard, if as per-standard, just sign and go, it takes me less than 5 mins with Stairs as I use standard only. Blinds and security doors are quick also, but i didnt sign at all because I will install it myself. The rest is nightmare, because you have so much options, thats why you may not need to sign on the spot. unless you are clear with what you want. Kitchen takes the longest and the quote will comes after 3 to 4 weeks, so nothing to sign on that day. You are also welcome to ask for options, so he will give you quotes with options. Electrical : You should have a document sent out to your email. It best for you to put all the lights and power point to your desire location, so you shorten the time, otherwise, you will spend a lot of time with them. Not sure whether you understand how Safety Circuit breaker works, but just incase : - 1 Satefy circuit breaker only can hold up to 20 point points or 20 electrical. - Safety circuit breaker cannot be mix between power point and electrical. By default, there are Safety circuit inclusion from Clarendon. Example 3 Circuit breaker for lights, This means, you can have up to 60 lights point. If you need more than 60 lights points, then you will need to purchase more circuit breaker that cost you approx. 275-290. (I forgot the price). So, you will need to plan first and maximise your money to get everything you need. Security - smart home : it straight forward also, if you understand how network and tv works, you can save more money by not following them. I spend 2 days with Colour Studio because they dont have enough time for us, so we have to return and do the Kitchen and flooring during my electrical and smart home appointments. My journey with Colour Studio are mostly good, but you need to keep it in mind that they are selling and wants to make money also, so they will tell you what is best to make your house looks good. My last appointment is Tiles. Well... to upgrade to 60x60 tiles and full height wall tiles in all bathroom cost me approx. 15K. If you are very indecisive, then you may end-up over spending. My suggestion, start do your homework and find out what you want first, then you can get some suggestion from them when required. I hope this helps. You can visit tile direct before your appointment and they will tell you what the standard range is. Was generally an enjoyable time, although can't recommend visiting prior to your appointment and getting a few ideas down. With upgrading tiles, don't stress too much about how much tiles cost to upgrade from the silver to gold range. We were silver, and picked the tiles we liked and only cost us about $400-500 a room to upgrade to big 600x300 tiles. Exception to this rule is anything with a rectified edge. They will charge you the cost to upgrade the tile, as well as about an extra $30-40 a square meter to install them. When you're talking rectified, it's easy to start spending an extra $4000+ a room. We upgraded to floor to ceiling tiles in our ensuite and that cost us about $4000 to do (not using rectified tiles). We upgraded the tile to a gold range tile, as well as the size. The cost to upgrade to floor to ceiling tiles isn't a fixed price. It depends on the size of the bathroom and the tiles you choose. You should have give yourself a gap to digest all the quotes on each session. Anyway, in regards of Tiles, you will need to go to Tiles Direct before you go to Colour Studio to get the look and feel, otherwise, you will end up blind. PS: I have lots of Pictures from Tiles Direct, but its look different in the picture, there is no point for you to see the pictures. Tiles direct will not provide you with the pricing. You should be able to go on Saturday morning and browse. Try to talk to others (there will be many people browsing at the same time), talk to them to exchange info and some of them will provide you with a very good opinion for yourself. The only matching that you need for your tiles and colour studio is the benchtop and "Drawer / Cupboard" located in the kitchen, powder room and bathroom. There is nothing else it will impact your colour or tiles. I saw that you are building Ferndale 31 MKII, which I love so much, but I end up building wentworth. If you are on Saphire package, your standard main tiles is 45x45, which you can choose everything that you can think of, but if you wanna upgrade your main to 60x60, it will cost ranging from 8K to 15K just for ground level. (ie. depending on the tiles you selected). My ground floor cost me 10K. The other 4-5K is upgrade Laundry tiles (approx. $470), height wall tiles in powder ($1,800), bathroom ($1600), splashback ($355) and trim ($150). Hope this info helps you. I'm considering engineered timber but with 3 boys I'm worried they will destroy it pretty quickly. Not sure if laminate is the better way to go with them? Cheers If you are planning to install a carpet again after the handover, my suggestion, you better off upgrade it with Clarendon, the price wont much different plus you will get more headache. As far as I know, the credit is very low, it may not cover the difference.
