Can some one give me an idea of how long it will be before something happens on site? Also when the building contract says 30 weeks when does that start, is it from when it goes to construction or when they start building? I have my tiling appointment tomorrow and am still waiting to hear about the electrical. I hope this doesn't hold anything up the fact it has not been done as I have asked twice already. Looks like you are all moving ahead which is great. I am watching to see how everybody is going. Looks like you are all moving ahead which is great. I am watching to see how everybody is going. Who's your CSC? Just call them and ask them for an expected start date? My CSC told me that it was going to start in the next week or whatever back then & it did. I think it porbably took 2 weeks or so to start. But they already knew it was coming as we just made our tender expiry date. I think the 30 weeks starts form the time you give them everyhting - i.e. auth to commence from your bank. Tiling and electricals can be done after they start as they are internal things. I think we did them around the same time you are doing them. You should probably just do them both on the same day. I think they took us 2 hrs each. Our bricks were dropped off yesterday. We start bricking on Thursday. They seem really timely. I guess that's what they want as they have so far claimed deposit, payment 1 & now have just asked for payment 2. The terms are 1 week to pay for each stage. does anyone know what to look out for at framing stage (i.e. before you release payment)? Re: Who's building with Clarendon?? 63Sep 03, 2011 9:21 pm Hi all, we are building with Clarendon also. We are building a Kentville 28 (upsized to a 30) in Calamvale, Brisbane. The Kentville 28 is based on a NSW design, but they were happy for us to use this in QLD. Thursday 01/09/2011 was day one. Clarendon Sign up and siteworks completed. Getting a small Concrete Retaining wall on one side which has already started. Then will be getting "A" grade Sandstone Blocks across the back of the block, hopefully on Monday or Tuesday. Slab hopefully within the next 2 weeks. Will keep you all up to date. Re: Who's building with Clarendon?? 65Sep 11, 2011 10:16 am Hi all For those building with Clarendon, have a question for you regarding the wrapping around the house. I noticed that for my house, they havent wrapped the 'internal' walls of the garage. One is the wall shared by garage and one of my bedrooms and other is the wall shared by garage and our entrance. ( shown in pic). Should these walls be wrapped? The contract says '...foil wraps to external walls (excluding garage). '. So I understand the external wall not being wrapped, but thought these 2 walls should be wrapped. Thoughts??? As it appears they are only wrapping the "External Walls". Keen to know the outcome though, as our slab goes down on Monday / Tuesday, so this will come up for me to in the near future... Re: Who's building with Clarendon?? 67Sep 11, 2011 2:55 pm Gday all 1st post as i have just found this site today. Heaps of great info already so thanks to all. From 2 different posters: Quote: Slab installed 14 Feb 2011 Framing Starts 20 Feb 2011 Quote: Slab Poured 16/7/2011 Torrential Downpour for 1 week - lucky us as it allowed curing time. i was under the impression that a slab required AT LEAST 1 week to cure before any structural work commenced? Are you saying rjg that if the weather didnt slow down the process Clarendon would have built the frame on an un-cured slab? Surely Clarendon would wait at least a week regardless of the weather. Re: Who's building with Clarendon?? 68Sep 11, 2011 3:23 pm No sorry - that was not my point; my point was that extra time was beneficial. I am sure they'd wait whatever the required time was. However, we had rain whichdelayed things for at least a few days... Re: Who's building with Clarendon?? 69Sep 11, 2011 3:48 pm @ope, I thought the same. Lets hope i can negotiate with Cl@rendn about this. i know most of other builders usually wrap those walls since technically, they are exposed to the garage area which is neither insulated nor wrapped. so the cold air from garage can easily get into the house. @devo, its the same with all the volume builders. its hardly a matter of days between the slab getting poured and them starting the frames. I have read somewhere on this forum that with the techniques these days, it doesnt matter if they start work within a day of slab getting poured as long as there is enough sun to cure the slab. looking forward to your build thread. No doubt it makes it easier for the framer when hammering base plate nails into a 'green' slab rather than a fully cured slab Re: Who's building with Clarendon?? 72Sep 12, 2011 11:59 am Updated: Cut & Fill 6/7/2011 Piering 9/7/2011 Waffle Pods 13/7/2011 Slab Poured 16/7/2011 Torrential Downpour for 1 week - lucky us as it allowed curing time. We have just ordered the tender for a Waterside 37 with Windsor facade (expensive facade but we have great views and want the biggest balcony). We've made some changes to the kitchen (now like 34 on display at Parklea) and also upstairs kids bedrooms so all 3 kids have a big bedroom and there's a standard sized one for the spare room. Also having the huge alfresco that's on the alfresco/rumpus option but we're omitting the rumpus as it seems silly to have 2 lounges next to each other and it's the perfect place for a pool :):) Have any of you seen a windsor facade anywhere? We're trying to work out how colours will work (will probably bag and paint but also looking into brick options as this is around 12k). Is there any advice any of you can give us about things you wish you did or were smart enough to think of? Anything come up in the tender or at colour selection that was unexpected? We've had the quote done and everything came in pretty much as expected and we've dealt with other builders with family's builds so have a fair idea of what we should be up for but they do seem to vary alot with some things so any info much appreciated. Hope all your builds are progressing well. Broni. Re: Who's building with Clarendon?? 77Sep 16, 2011 8:48 pm Anyone past the electrical fitting stage, could you please post some pics of the default position of the power points? Are they usually as in the display homes; towards the bottom of the wall?? Any pics would be good. Re: Who's building with Clarendon?? 79Sep 16, 2011 10:04 pm ragan_g4, I wonder if they only did the internal wrap because you have a bedroom there. In mine, there is the entrance and laundry that surround the garage. Will have to confirm with the SS about this. Framework for slab started today, will be completed on Monday ready for the pour on Tuesday. Re: Who's building with Clarendon?? 80Sep 16, 2011 10:22 pm Electricals heights chart?? whats that..never got one i dont think the wrapping had anything to do with bedroom. the wrapping is more to prevent the cold air from the garage to enter your 'house'. and sure enough, your entrance and laundry are inside your house. I am pretty sure those walls will be wrapped. If they say they wont, I would say fight for it. Show them examples of all other builds where they have those walls wrapped. btw, which house are you guys building?? you planning on enlightening us with your color selections and some pics?? Good luck the stair balustrades? There is nothing special about these and I imagine literally every stair installer will be able to do this. 1 6688 The two 15mm holes are obviously not compliant. The Dept of Fair Trading would love to see this one! Do the gutters pool water after it stops raining? Although it's… 4 7820 Thanks for your reply. I will just wait and see I guess.
