Building the Fairmont 38 with upgrades @ Castle Hill NSW Who's building with Clarendon?? 14203Apr 20, 2016 4:37 pm k3nnis Am I the only one replacing the cladding with bricks? I was thinking to save the $7000 to have cladding on the top level but my wife wanted bricks all around so we had to spend the $7000. Will the bricks be much better? Also did you guys go for terracota roof tiles upgrade for $2000? I don't think I will do it. And lastly, anyone here going with square set cornices or shadowlining? What is the difference between these 2? I know shadowlining is like $12000 to do both levels? I think I will stick to the regular cornice. We only have a bit of cladding on the side doe wasn't so concerned about it is spend that money. There wee plenty of other places to spend it haha. There was no promotion on the terracotta for us. We missed it by 2 days (had to sign the contract by 30 June or something) but no one told us even though we had said we wanted it and we had to have a second contract appointment! So I was too stubborn to pay full price. They can be so damn **. I wish I had done the square set cornice in the bathrooms. I forgot. Good news is I didn't actually forget to upgrade the window heights like I thought. Must have done that in my sleep haha viewtopic.php?f=31&t=82062 Madison 37 - site start 16.2.16 Re: Who's building with Clarendon?? 14208Apr 20, 2016 9:30 pm Hi all, Another query, on the contract it says 25% builders margin and also there is a penalty rate. Did you guys change any of these or any wordings or left it stock standard? Thanks, K. Re: Who's building with Clarendon?? 14210Apr 21, 2016 6:14 am 13 May... Did you guys change any of these or any wordings or left it stock standard? Thanks, K. I'm almost 100% positive that none of that is negotiable. 25% is their margin which all builders legally have to disclose. We wanted to try and get written into our contact that we could do our own data cable laying. Was pretty much told contact is not up for negotiation. Re: Who's building with Clarendon?? 14213Apr 21, 2016 6:54 am k3nnis Ok thx. So I guess all of you just left the contract wordings and conditions as stock standard? I think one person ages ago (can't remember who) managed to get written in that he could do his own electrical, but he was an electrician and had to jump through some hoops. So i guess it never hurts to try. Re: Who's building with Clarendon?? 14215Apr 21, 2016 7:11 am k3nnis Ok thx. So I guess all of you just left the contract wordings and conditions as stock standard? I would try and increase the daily payment if they go over contract date. In qld, it is $50/day which wouldn't cover having rent and mortgage repayments at the end of the build period. And mention to us, that 7 to 8 handover in couple of weeks. 25! Far out, how would you divide your time and schedule all the things happening. I don't question his credibility but we would suffer for the quality of the work from his contractors if he's over stretch. They should inform their sales guy next time about the the load the SM and properly inform their customers. We were inform that SM looks after at least 14-15 houses, but in real world that's not the case. I've always believed that ss that work across a larger area like ours should have less sites to attend to. It makes perfect sense as travel time needs to be taken into account. Fingers crossed we are one of those that he's handing over in a couple of weeks!!!! For us just about to start the frame stage, we will be the one's to be compromised. We'll i'll just take it just with a grain of salt. I was just wondering if there's a way that all the conversation we have here could be relayed to their superiors. Re: Who's building with Clarendon?? 14220Apr 21, 2016 8:49 am It wasn't easy trust me!! I've been where you are..concerned about the lack of progress and mistakes being made...well and truly over contract and now with our 3rd SS I'm finally getting to the end of this journey. I've made emotional phone calls to head office, spoken to the big bosses, had site meetings with area managers and left an honest review on product review which they took very seriously.
