Not a big deal. Our developer is really strict with the landscape plan, it has to follow exact guidelines and be approved be a design committee before we could go to Council. So difficult to decide on what plants your going to put in and where before you or your neighbours are built. But if we stick to the guidelines and complete what we have had approved within 2 years we get $5000. So the headache it causes us will hopefully be worth it! I am building a Sheridan 35. There was no 38 available when we started in June. You will not lose the smart build if you increase ceiling to 2600. From memory it was we either could not have 2700 at all or would lose smart build. When you have the colour appointment ask for the quote to credit all appliances. At the kitchen appointment they will then ask you for the specs of all your appliances and they will build kitchen to those dimensions. You will need to buy and store ASAP though cause u don't want to be told later that the model is no longer available. We ordered all Baumatic from 2nds world. Gorgeous looking appliances, curved glass rangehood even. We Had all ours delivered last week, some were specially ordered via their sales rep cause I wanted the dishwasher which I heard great reviews on and they don't sell as standard. Where are you building? Clarendon have been awesome. I would highly recommend them especially after having to dump my previous builder. My house is single storey, but I increased ceiling height to 2600 and also changed the plan from this: to this: and it did not affect the Smart Build bonus. They told me if I move things around with plumbing then I would lose it. Zojo, we're building in Roselands. We were able to increase upstairs height to 2600 without affecting SB. But I regret that I couldn't add eaves to downstairs roof. We are building a double storey and so needed to go up to the Daikin 18kw inverter which I think was an extra $4800. The Toshiba wasnt quite powerful enough for the size of our home. I suggest that you upgrade if you can as the inverters use 30% less electricity I believe and they are much quieter. The non inverters are quite noisy. Thankfully our bedroom window is highset, so they can't peer back at us (they'd see only our heads!) The problem being, I stand and stare out the window at the golf course, so they're going to get caught out if they don't frost it! I went in with my list of things to add but I strayed! I'm glad I listened to hubby abt frosting bathroom/Ensuite windows now! I was thinking...but we're up there... I didn't expect stairs upgrade to be so dear, combination of pine and Vic Ash was over $3500 not including stain! Kitchens was reasonable if you're just adding draws or cupboards, but when u mess with the bench...extensions, increase depths and waterfall edge, that's another $3600! I said I was going to get them to delete the Bellini package, instead I upgraded to smeg and that was $2000. I googled, I think the oven or cooktop and it was a discontinued model! Not happy... Yeah for A/C we settled for the 2 zones 18kW Daikin. Didn't realise a/c was so expensive...Extra zones are like $430 each...so no...when u start adding zones u'd have to upgrade to 20kW. No issues with quality at all so far but the gyprock will be a big test. This is getting done as we speak. Continue to be very impressed with Clarendon so far. I can't sleep just dreading the storm water issue that I may face. Did anyone have any issues with storm water drainage, have Pitts in place etc? Costs? Hi Nlov, What we have learnt along the way is get everything in writing, re-confirm with a follow-up email making things clear '..So just to confirm, your email states that we will be upgrading our oven at not extra cost..' (or whatever the matter may be) Make sure things are clear and not left up to interpretation. We also emailed and called our CSC regularly. We have had 5 different CSC's with our time with Clarendon and it has made it hard, but thankfully we've had emails to back up promises and issues discussed with each CSC, but even then we have had to fight hard for it! We originally had a provisional allowance of $2000 for stormwater hydraulics in our tender and $1400 for stormwater connection but our total cost for those items was $4460 which will be completed on behalf of Clarendon by Ibrahim Stormwater consultants and includes:
100mm stormwater lines rainwater tape connection to easement I know our land is on a bit of a slope (originally looked flat to me too haha) but i don't think it's as steep as 1.6m. I hope this helps. Who knows how much it's going to cost me, a guy a couple of houses down is building a granny flat and he wasn't allowed to connect to the back whereas, the next door neighbour's build was...so i'm worried... Rubyam i noticed on your blog you had cold water at fridge w/FILTERED water for $160, do u have to ask for the filter? mine doesn't mention filtered water, i was also charged $160 though. Please guys can u post some pics of your build, would love to see and appreciate clarendon's work in progress the stair balustrades? There is nothing special about these and I imagine literally every stair installer will be able to do this. 1 6755 The two 15mm holes are obviously not compliant.
