Browse Forums Building A New House Re: Who's building with Clarendon?? 141Aug 13, 2012 1:37 pm It depends on the type house you are building and what type of kitchen it comes with as standard. we added long window and change the kitchen counter to island because our design was bit old. which design you are building. Re: Who's building with Clarendon?? 142Aug 13, 2012 3:28 pm Thanks for the reply EagleOne, We are building the Sunnydale, and have a have the colour appointment in a few days. I was hoping to get an idea of what $$$ beforehand. There is other pricing with different builders within the forum, but I couldn't spot any from Clarendon. I heard there was Kitchen pack bundle deals... But can't spot any to do with Qld... Re: Who's building with Clarendon?? 143Aug 14, 2012 12:19 pm Again, their ordinary level of communication and pricing documentation leaves a lot to be desired. You go in and get quoted on things, there is no upgrade price list. The only thing I can remember that was a standard upgrade price which was able to be provided were cabinets to drawers @ about $330. FYI we upgraded all approx as I don't have paperwork in front of me: sink @ 800 increase island bench depth @ 420 remove splashback tiling (glass afterward) @ -200 increase cabinet height @ 190 two colour cabinets (back and sides of island are different colour to cabinet doors to break up what would have been a very white kitchen) $400 upgrade to gloss laminex @1500 Glazed door to pantry $490 Water at fridge @ 140 That's all I can think of Re: Who's building with Clarendon?? 146Sep 14, 2012 9:50 am Hi guys, We're building in the new Domaine range, so thought I would put our upgrading costs up as well - not sure how much, if anything, they differ from the straight Clarendon range. We're sticking very strictly to our budget and want to do the majority of things after handover, but here goes for the kitchen: Wall cabinet above fridge - $510 Bulkhead above cooktop and fridge - $720.01 Additional drawers - $110 each (regardless of size or location) Two tone kitchen joinery - $290 We also reduced the size of our sink to give us more bench space (the island in the Killara is tiny!) and they gave us back a whopping $30 We wanted to upgrade our front door to the Corinthian 8G but the cost was $1810 - and my "I can do everything" MOTH is convinced he can replace our door later! We'll see how that goes. One last paperwork to come through from the conveyancer and then we are off to council! - Tiling and electrical appointment to come after that. I think we were 330 per bank with 3 drawers. Two tone joinery also about the same as what we were charged. I would be careful with some things after as the clarendon prices are pretty reasonable (only on some items). The door for example is going to cost you around that from masters or anywhere else- plus the hassle of changing over. Dan Re: Who's building with Clarendon?? 148Sep 22, 2012 9:27 pm We're starting in the new year, building an adjusted dalkeith 29. I was wondering what kind of window choices are available? I really love the paned 'country' look windows and was hoping they were an optional upgrade! Re: Who's building with Clarendon?? 149Sep 23, 2012 2:09 pm It doesn't hurt to get a quote on the items you're thinking about. Some things were cheap enough that we just went ahead and got Clarendon/their sub-contractors to do it. Other things were obviously ridiculous in cost therefore we'll do them later. My Dalkeith 29 is currently going through approvals... Re: Who's building with Clarendon?? 150Oct 29, 2012 9:31 pm Just a few Q's about Clarendon Inclusions, how different is the Domaine versus Designer inclusions? Domaine has this great value upgrade for $3,950 which the Designer does not have. I was just wondering if the inclusions might be better in Domaine range at the end of the day. Would someone know how much it is to upgrade a bathroom and ensuite laminate to a ceasarstone benchtop? Did anyone start with a Designer inclusions and did make a lot of upgrade because the choices available is not enough? Hi Conmark, we to are thinking of signing with Clarendon with a Domaine Killara 24 house, what design are you looking at? As far as what Ive been told you cannot mix the designer inclusion promotion with the Domaine homes. We have included the below upgrades into our tender and it comes to around $273k. This is a little over our budget so I think we will delete the dropped ceiling in the kitchen and drop the ceiling height back down to 2600, also change the corner bi-folds to corner stackers as 1 x 3 stacker is included with the Domain Signature Upgrades... The only thing that I feel is missing is the Air-Con, there is no package for this with Domaine and it's disappointing, although we will end up getting this we will have to pay full price for it. Also the kitchen appliances are cheap, I think we will delete them and purchase our own. Corner Bi-Folds between Family & Dining, Aluminium Gloss Kitchen, 2 tone, white/black Glass splashback Handless kitchen cupboards, draws Pot draws either side of oven Double Undermount sink (square design) Stone Benchtops Kitchen, Ensuite, Bathroom Overhead cupboards above stove Raised ceilings throughout 2750 Coffered ceiling in entrance Dropped ceiling in kitchen Quick-Step Eligna 'Wenge U1000' - Entry, Meals, Rumpus, Kitchen, Family Also in saying this, we have just spoken to Rawson and we also like their Cabarita 24 design and the package they are offering is $272k inc the Gold package so we are just weighing up who has the best inclusions!! Alot of the upgrades we have done with Clarendon are already included with the Rawson Gold package plus better appliances, air-con etc. Anyway we clearly have alot to think about and will do more research. We researched 4-5 builders extensively and decided on Rawson because of the quality everyone talks about as well as the locked in price guarantee with no surprises. We compared Eden Brae, Clarendon, Wisdom and Rawson and Rawson has the best inclusions / value for money together with the quality we are looking for. PM me if u want more info. If you choose a Clarendon home than your only option is to take the designer inclusions and if you get a Domaine home than the Domaine inclusions is the upgrade. There are some better upgrades in the designer range inclusions being the stone in bathrooms etc but there are other inclusions in the Domaine package that are better than the Clarendon package. We are building a Domaine home and plans are at council at present. I believe the stone in bathrooms is approx $1000 per bathroom which is pretty expensive. We have chosen to change the bathroom counters ourselves in the future as you can buy an entire slab of stone for approx $1200 which would be enough to do 2 bathrooms and our downstairs powder room also. The Air-conditioner with the Domaine is the most disappointing as there is no package deal and for our double story it was $10,990. When we had our Aircon appointment we were advised that we only get a 14kw regular non converter for that price with only 2 zones which would struggle for the size of home. We ended up having to spend a further $4700 to upgrade to a Daikin 18kw converter with 4 zones. I could have purchased another brand new car for the total cost of my aircon!! when we weigh it all up though the entire house price with the few upgrades we did comes to a fantastic price. Hi Loz, I think I chose similar upgrades to you. Kept it all to minimum as we are slightly over budget having to change from a single story to a double story to fit everything we need. originally before we had to dump Masterton for Negligence I had accepted a kitchen with the lot, 40mm stone benches with island ends. Basically all the upgrades possible for a gorgeous gourmet kitchen. Now with the extra costs of the double story we are on a very strict budget also but we did get the 1.2m Wood stain front door. It's possibly something that would be extremely hard to do after hand over. The other thing I would have to recommend also to anyone getting a Domaine home is to ask for credits on the Bellini appliances and do them yourself after hand over. The Bellini appliances are exclusively sold at Bunnings and stores that I were speaking to said they use to sell these also but will no longer sell them. They are major duds and need to be replaced all the time. The oven door over heats badly and they should be used for nothing more than a box. The quality is really bad!!I actually got $1400 back in credits and have pre-ordered the new release Baumatic apliances with 2nds world. Got an amazing deal and with the credits I am only spending another $1400 to get curved glass rangehood, good quality 90cm under bench oven, gas cook top and the top of the range electronic dishwasher which actually has a seperate pull out tray to lay the cutlery down for a better clean. I have heard great reviews about this one. The oven is also Catalytic and good power rating. I have a booked tender appt 2nd week of Jan, hoping it was before Xmas, but no such luck! There better not be a price rise in Jan! I don't see the point why Clarendon have to categories their homes and offer separate upgrade packages. I wish I could choose the designer and elite upgrades. And who ever heard of a massive house with inclusion of only 1 tv and 1 phone line, not to mention plastic coated wired racks for WIL and WIR ...why be so scummy on the little things? That is not value! On another note, has anyone increased ceiling height of first floor to 2600? I was told that I might lose Smart Build if I do that. In regards to flooring I was thinking their bamboo as displayed in GF for first floor...any ideas what that would set me back? When I signed contract sales advice (did anyone signed one?) it was for the Sherwood 37, but had to drop it as i couldn't budget for anything else. Thx Zojo for heads up on Bellini I'm going to buy my own too. Would they cut out provisions for them? Just want to say thanx for everyone's contribution. It's good to know what to expect Sorry for whining! Re: Who's building with Clarendon?? 157Dec 21, 2012 2:27 pm Hi Everyone, our build is going ok - started at brick stage with 2 days before xmas knock off, so not at the stage we'd hoped but still happy, just thought id make a comment about the upgrades, at the time of originally speaking to the sales rep, before tender signing or paying the $1000 deposit, we must have gotten him on a good day, as he upgraded our appliance pack to smeg ranges, apparently the same deal designer packages were getting.. the downfall we have belini dishwasher still.. maybe its ok..? we added upgrade to facade, since that cannot be chaged later on. and added alfresco. we also had to add in a few things to meet bushfire requirements of council, which we wanted anyway - sarking. opted for larger front door, removed side glass panel. extended floor tiling through to the main bathroom hallway and front hallway off theatre room/living room as it was having carpet out to the hallway and didn't make sense for traffic paths.. we oped for minor changes in the kitchen-- external ducting from rangehood, bulkheads over our 2x wall cupboards. probably all relatively small changes in comparison to some?? Explorer St Gregory Hills http://lyndhurst21gregoryhills.blogspot.com.au/ Re: Who's building with Clarendon?? 158Dec 21, 2012 3:44 pm My place is just at slab only which is actually ideal for the break. I didn't really want wood and materials sitting around over Christmas. So far very happy, the slab appears to be very well executed as I did have a look at it prior to the concrete being poured and also after the concrete being poured. Very neat. I actually ended up with a 2k refund as they initially overestimated my site costs to be safe, much better than it going the opposite way! Re: Who's building with Clarendon?? 159Dec 22, 2012 1:00 pm I hope I'll get a nice refund too, as my csc put down the max estimation in the initial quote...fingers cross...coz my land does slope to the back. Has anyone thought or have done their own landscaping plan or driveway, is that a separate application? Honestly, why can't Clarendon throw in both?! It's just more headache! Hope everyone have Merry Xmas and stay safe! Re: Who's building with Clarendon?? 160Dec 23, 2012 8:30 am We did our own landscape plan and got it through The Ponds Design Board without any problem (a requirement for our developer). Clarendon weren't happy that we did this, we were made to sign that by doing our own plan we understood that any delays at the design board were our fault and not there's and we were verbally told it was a bad idea. But I don't see why not, there's a checklist and as long as you have followed that there shouldn't be any problems. Which haha to them because we had no problems. I'm glad we did as it was going to cost about $500 from memory (or maybe $300 I really can't remember) to get Clarendon to do it and i have since heard that the company that prepare the plans give you three options to look at that are standard and you just get to pick one. If you want to make any changes then there is extra cost involved. It's on our blog in our signature if anyone's wants to see. DH did it with coloured pencils and a ruler. Simple but did the job. Now we just have to execute it! We are thrilled that our bricks have been finished on Thursday. Right in time for Christmas Break. The brickies worked right through 35C heat! Very happy with the result. Particularly because we were made to change our bricks at the last minute due to a problem with the supplier (mind you it was a free upgrade from standard range to D range). Out of curiosity anybody know how much it would have cost had we originally chosen the Metropolis range from Austral? But feel sorry for the guy next door who had his bricks delivered before we did and they are no where near complete.
