Browse Forums Building A New House Re: Who's building with Clarendon?? 8361Jun 10, 2015 11:54 am Yeah all the extra stuff after handover is what we are glad we ended up not spending as much on upgrades. We live in a 2 bedroom apartment and moving in to a 5 bedroom house with two living areas and 3 bathrooms plus a study/library etc etc.. There's a lot furniture and fixtures we're going to need that we don't have now. With a roughly 18,000 landscaping job (if the offplan quote holds up) and another 10 to 20 thousand in fixtures and furniture to be added, we'll probably end up similar to other's build costs. Of course we're not going to get everything all at the same time like upgrades to the build but it will still be a part of the total costs. Your waterproofing as u both built double storey houses. Did you have the entire tiled area of your bathrooms waterproofed and did u ask ur SS for this to be done? I'm aware there is a minimum waterproofing standard Clarendon tend to abide by ( which is just the edges) but I've heard some people say Houseinspect or private inspectors aren't happy with this minimum standard. I'll have to wait and see Our upstairs bathroom had the entire floor waterproofed up walls about 15cm and then they did the tile areas like shower walls up to just over the shower head connection and around the bath tub. The powder room and laundry downstairs only had the floor corners all waterproofed. The ensuite bathroom downstairs had the shower tile area up to just above the shower head connection level and then all the floor corners. All seemed very adequate to me. No plan to flood the floors and there is a drain if we did that anyway. There were things that did not "technically" meet the building code, for example the waterproofing down the the whole wall of the shower - However, inspector said that they are using waterblock sheeting and therefore, no real reason for them to water proof the whole shower wall. He mentioned the building code is 10-15 years old or more (Back when they did not have such alternatives to waterproofing) and he is happy with the justification of not needing to do the whole wall due to waterproofed sheeting. Basically the inspector told me, if that was his house, he's be perfectly happy with it and has no issues. He does not recommend rectification. The resin used is not that expensive so to me it makes more sense to do it properly and have less chance of a leak. Clarendon does however seem to think this is a expensive task iAsI found out when I tried to get my screens removed. With the amount of houses they need to do, my thinking is that there isn't that many water proofers on their payroll (so to speak) and so they are spread thin (pardon the pun). That's my best guess anyway.. I guess, since it's not up to standard "technically", you could push for it.. but yeh.. if it's that blue-board/water-board stuff, should be good as long as all the holes and edges are done. These are in lieu of RWT. They are 3000L and he said cost him about $2200 in lieu of getting a standard round RWT. I would have given it a go had Clarendon offered something. I don't think we would have bothered for this build but they did look really good. Something like that would be good for the people who had issues with tank placement too. Clarendon don't do it so they don't offer it... Same with gutter guards... Or anything that isn't in their own setup. I.personally like the rainwater tanks. However, I can understand why so many people don't like them. the stair balustrades? There is nothing special about these and I imagine literally every stair installer will be able to do this. 1 6723 The two 15mm holes are obviously not compliant.
