Browse Forums Building A New House Re: Who's building with Clarendon?? 7821May 27, 2015 1:50 pm People love to have street frontage. So if your house doesn't have street front, you are compensated by a lower price. Other reasons may be, just guessing here... longer driveways which you have to pay for and maintain you may have to pay to get some services eg, broadband internet, electricity, gas etc If its an irregular shape ... As for security, there are arguments both for and against. Biggest positive is privacy .... yo can almost get away without window coverings Re: Who's building with Clarendon?? 7823May 27, 2015 3:18 pm I don't like the idea of the long shared driveway and the potential for arguments over parking etc. Paddington 29 @ Blue Horizon Estate (Lot 105, Wattleridge Crescent, North Kellyville) Our Build Progress Blog: http://light487.wordpress.com/ Re: Who's building with Clarendon?? 7824May 27, 2015 3:36 pm They are good for escaping a lot of street/traffic noise. A lot of them also back onto open reserves which good as you can have a gate opening on to the reserve, so if you have dogs etc, always very handy. Privacy is a positive too. There are pros and cons with regards to security. Suppose it's more of a personal preference, but most people don't fancy them because people like the idea of a street facing home as Sydney-Build said. $395 Fixed Priced Landscape Plans for DA M: 0435 127 244 | W: bluegumdesign.com.au | E: info@bluegumdesign.com.au Residential | Commercial | Industrial Re: Who's building with Clarendon?? 7825May 27, 2015 3:37 pm Hey guys, sorry off topic also.. Had our tender appointment today. Quick q.. did anyone under the 'Summer of free' promotion get away with having the floor to ceiling tiles changed from their ensuite to another bathroom (like the bathroom downstairs?) Our initial sales consultant said this shouldn't be a problem but at our tender presentation we were told flat out no this wouldn't be possible. I can't understand why Also I guess I noticed this in the tender due to this forum, Clarendon clearly noted that there would be no step-down from our ground floor to garage. Not sure if we should bother with now asking for a step-down to be included. I'm sure we missed a gazillion other things to ask so we're taking our time reviewing the tender before we sign, though we did feel a bit of pressure to sign today. Re: Who's building with Clarendon?? 7826May 27, 2015 4:25 pm DG85 That's correct penno For 2 storey - They will brick 80% then do roof then finish bricks. That's what happened to us. PennoDream Andrew, I didn't think you can do a reverse build on a two story. We had bricks 100% complete before roof went on. Re: Who's building with Clarendon?? 7827May 27, 2015 4:34 pm emoussa Slightly ot- can anyone explain why battlax blocks are often sold cheaper? Why don't people like them? We looked at a battle axe property in Kellyville that was 1000m2, we didn't like the caged in feeling and the fact you share your boundary with many more neighbours. It had been in the market for ages and ended up selling for $200k less than smaller places in the same street. But they definitely do offer excellent value for money!! They don't like to "change" things much from the norm... We found our sales guy promised the world, and quite a few things couldn't be delivered on, but by then it was out of his hands anyway... Re the step down, personally I say change it!! I brought it up at both the tender and contract signing appointments, and both times the guy talked my hubby out of it. I then contacted my CSO afterwards and had her get it put in. Just not worth the risk in my books... Water may not get into your garage whilst it's raining because you have the door shut, but what about when you drive a wet car in there and park near the internal access door? I have a Prado, so if / when I drive my car in wet, A LOT of water is going to drip off it, and I can almost guarantee you the water would have made it into the house... Building modified Wentworth 33 with a detached granny flat http://nortonbuildingadventure.blogspot.com.au/ Re: Who's building with Clarendon?? 7830May 27, 2015 6:19 pm CSC emailed me back today with confirmation that we can change our cladding colour to paperbark, which is the same colour as our garage and downpipes etc. There will be no admin charge as the brick change was not a choice we wanted to make and the difference in colour bricks was significant enough that the old colour of cladding would have been awful. Even before the brick change and now the cladding colour change I couldn't really imagine what the colours would all look like together and was just trusting in the advice of the colour consultant for cladding colour. This has made me very anxious ever since so I am very happy and relieved that the cladding is changing to that colour. Why don't people like them? We have bought a battleaxe although ours isn't a conventional battleaxe as we are at the end of a culdesac as opposed to being behind a house. Our block is 934sqm which means a nice big backyard, privacy and our girls will be able to ride their bikes out the front. Hi elisen, do you mind me asking how much it cost to add the step-down? The more I think about it, the more I'm leaning towards getting it. Everyone I know who has built their house has had a step-down in to their garage so I think we will get this changed. Thanks heaps! It was never discussed with us so I wonder if they will add it now or if its all too late? Re: Who's building with Clarendon?? 7840May 27, 2015 9:47 pm If you're quick and get it added before final drawings are done you probably can get away with it but if you've already gone to CDC stage then they might say no as the slab plan is all part of the plans. I'm not sure if anyone has had any luck making structural changes after approval stage has begun or completed.
