I would say, go see some display homes and think about what you like included in your home - like what size/type windows, sizes of rooms, etc. Basically all the structural things. Also give a thought about how you would like to use your spaces, like your dining, living and kitchen etc, as where you want to place your TV etc will dictate where windows will be. I'm building the Ferndale which also does not have a display home, and what I did was basically look at display homes with the same size rooms that my design had. For the life of me I cannot visualize things in 3D, so I found that it helped a lot. Also, DO NOT sign your final plans on the day itself. Since your dad is a builder, I would definitely bring the plans back and get him and everyone else to have a look through. I took my plans back for 2 weeks and signed after that, and even then, after looking at more display homes, there are still things like window sizes which I wished I had picked up earlier (trying to change them after you have signed off is virtually impossible without paying a fee). We originally like the Killara 28 but wanted to stretch out one side to make it wider.... our sales consultant suggested the Merriden 30 as its a similar floor plan just a little larger and wider (which suits our block better). He did tell us it was a new plan derived from the Killara but I have found a lady on a forum who built the Merriden at the end of 2015, so maybe not as new as we thought. Thanks for the tips, I am thinking we might venture back to Kellyville this weekend and compare our plan to the Killara etc.. I'm glad you have said we can sign the contract at a later date... Received an email yesterday telling us they would send us our contract and plans on November 1 to be signed at our meeting on November 2 - freaked me out a little. Yup don't be pressurised by them to sign on the spot - they just want to save themselves the hassle of chasing you and emailing you but take all the time you need! Also, I'm not sure how happy they are to make changes nowadays, but I did MAJOR changes to mine - I shifted my laundry from one side of the house to the opposite, enlarged it, removed the home theatre, added a huge butlers, enlarged one side of the house and reduced the other, lengthened the house, and for the first floor, i moved my WIR/ensuite with a bedroom. Of course, bear in mind that all these changes cost $$$ (you get little credit for any reduction but get charged heaps for additions) but we ended up with a design that was really unique to our needs.[/quote]Would love to see a before and after of plans if possible? Our land is due to register very soon so I'm anticipating settlement first week of November. I know Christmas and new year will delay things but I'd like an idea of how long it'd be with or without the end of year shut down. We went on the weekend and there is a few things to look at especially in the flooring department. We were a bit disappointed that the sapphire only gets a choice of 3 or 4 stone bench top colours. So it’s worth a look to see if you are going to be happy with the standard stuff or whether you will be upgrading which is all dollars! Oh really! 4 colours sounds crappy.
