Reason it "rust" because of the chemicals you use to clean the bathroom. In my case drain was looking all good until one day I cleaned it with bleach. Couple of weeks later it started to rust. In my opinion those drains are nickel plated. But something Shane (Clarendon aircon guy) didn't tell me was just because you have all these zones doesn't mean you can only turn on just one outlet. There's a set minimum outlets you need to turn on at all times. Ex. I got a zone for each room and big zone is kitchen, dinning and family area. Ie 3 outlets. If I just want to heat up my master I can't just turn on master, for the size of my aircon I need to open up at least 4 outlets. So every time I need to warm up I turn on downstairs zone open plan zone. This was explained to me when they came to install the outdoor unit. Just in case you forgot to turn on minimum amount of outlets, there's a failsafe built in to it where it will automatically turn on what's coded as "constant " zones. Mine is leisure and open plan area zone. Personally I thought it was a bit silly having to turn on zones I don't use and waste electricity. But that's how it is. Something to do with releasing the air flow pressure. By the way just reading others comments about how Shane sells using dirty marketing tactics to make you upgrade. Now that you guys mentioned it, I fell for it too. He said he only had two Toshiba inverters left from his last container and did some paperwork check in front of me to say oh dear only one left now and i need to be quick he may not even be able to get it. I always wanted an inverter aircon but still I guess I believed what he said which I think is unnecessary. If he just explains the difference between the two systems customers should be able to make an educated decision. But I guess sales are more important. Nice house and love the stairs did you do them with the builder. Thanks for coming back with updates. .. Enjoy your new home. . Yes got Clarendon to do the stairs, lighting was done later. They are from beacon lighting. How are you going? Up to painting now? Hope you are progressing well and not facing much issues. We are doing well with bit of issues with our handover dates as no one is giving any date just saying 2 months post painting so bit stressful still waiting for email. .. With the house kitchen done first coat painting done and wet area floor tiling done. .. Outside jobs still incomplete but getting there so far I am happy with the job just some minor concerns and I know it will be fixed. ... Is it laminated timber floors you did on the staircase. ..really loved it. .. We having carpet but wanted to do last two steps in timber finish but carpet guy said it will be very busy with 3 different materials so didn't do that. .. thanks yeh Laminate floors for stairs and whole of upstairs (not a fan of carpets). it's design is "spotted gum" I wanted to do the bottom step with timber too, but decided to do it later. can't give you much on Clarendons ETA on handover, every SS is different, most of them don't really care, they finis when they are ready, use it as an estimate only. if they say 2 months, add 2-3 weeks to it. are you planning on moving straight after handover? are you getting clarendon to do Driveway/front path. if not organize them now, don't move in with mud dirt out front. you'll be cleaning everyday and when it rains it's disgusting. Its depend on the size of your floor. Lets say about $100/sqm for $60 tiles persqm. Laminate, no pricing given. The only advice I can give is to try and get as much fixed as early as possible. After sales is a nightmare. We thought we were so lucky to have a problem free build. During final handover when you're on a high because your about to get your brand new home that you've waited so long for - don't do what I did and write a fantastic review when they ask you to write it there and then. Ask to write the review when you've had a chance to really take in how poor the workmanship of the build is. My site manager promised after handover all my chipped bricks would be dyed in 6 weeks time. Still waiting. Hi Ajedi2k Did you get downlights for the downstairs and the sparky to do up all the other fittings for the first floor and outdoors? I'm keen to get the sparky to do the same, but am not sure what to ask for during my electrical consult! Also, agree on the aircon thing - we spent so much money upgrading to the myairsystem, and luckily we asked, and found out about the minimum 4 outlets requirement. I upgraded/downgraded to a smaller inverter aircon unit, which meant that we could operate 3 outlets without wasting too much electricity. I did most of my downlights and provisioned light points for feature lights with extra strengthening during for downstairs during my appointment and did bare minimum for upstairs. Since the sparky has access to the roof he can do a lot more. He still installed downlights and extra lighting by linking to other light wiring to downstairs but he did tell me it's something he doesn't recommend doing (he could potentially drill in to plumbing, if the roof is low like in alfresco he may not be able to find the hollow space and accidentally drill in to roof trusses ie working somewhat blind). It's amazing how these guys work and you can't tell that they've been done post handover. For downstairs he Still put about 4 extra GPOs by tapping in to other GPO cabling. Clarendons steel framing has holes in between. Sparkies use the "snake" to run cables through them horizontally or vertically as long as they are on the same wall. Upstairs doesn't matter. And yes for external just junction boxes. GPOs he drill and patch on to the closest existing GPO. Ex, I put two extra in my kitchen and one in garage then another external one. They don't give a damn about timeframe so expect a Christmas delay to result in slow progression for bout 3 months. Then they'll do a flurry of work for a month then nothing. Contract dates mean nothing and the trades don't care because there is too much work on for them. Argh...Hoping its not 3 months. Just been to our site again last weekend (we try to drop by once a month) & build is progressing well (construction started since June) albeit we do see notice some workmanship issues with the bricks layering (from internal, external looks fine) - job looks sloppy to me. Before I starts to question the SS (whom been great), can anyone confirm if this is normal & will be "cleaned up" later on? I checked with some of my mates & they confirmed that it's absolutely normal & will be patched up nicely before insulation & gyprock.
