And how much and what normally will be? Because I up the the contract sign stage and the contract presenter lady tell the site cost is not fixed! Make me abit worry about it. In the case of Metricon, our site costs were locked in at the stage of prelim contract, and this worked out in our favour as our soil type turned out to be H2, which was absorbed by Metricon. However, there is a clause in the contract which states that if they encounter rock during the build, then that would be at customer's expense, or something to that effect. Ours is a filled land, so we know rock would not be present, so our site costs lock turned out in our favour. In terms of extra site costs, there's not a whole lot of other stuff that they can ping you for, as I found that Clarendon were very particular with their site costings to start with - For example, charging me extra for connection to services due to distance from house to electrical. This is the sort of stuff other builders may leave out at the start and then ping you with at the end with a nice surprise. However, I found Clarendon good with this - they even gave back 90% of my rock removal PA of $5000 (When they could have easily took it all of they want and made up a story...). Once thing I will say, question every tiny little thing in regards to site costs and ask them to justify it. There was 1-2 things that got taken off and credited back before construction due to their oversight. We pointed out before final contract that a bunch of the site costs won't be needed. For example extra fencing as there was already fencing on 2 sides and back. Only needed the front fence. They assured us we would get this money back if it wasn't used (in email) now they are saying it wasn't provisional so we won't get it back. There were a few things, not just fencing. Once initial tender comes back, what kind of changes can i make? Everything anything?? 2. If i change somthing and they have to go back to adjust, how long could it take and would the 7 days to sign clock stop during adjustments? 3. I heard theres a certain tender presenter who is a bit difficult / not so helpful. Any experience or advice on this? Cheers Although I am not building with Clarendon, I was able to extend the period for 3 weeks until I decided to not build with Clarendon. As customer you are the king. Show interest and at the same time show that you are prepared to walk away.
