Long-time lurker here. Spent the last month reading 800 over pages of this thread and a few others. Thanks to those who had endlessly shared their progress and updates in addition to all the valuable tips. Find it really useful for a first-time builder here. Finally decided to go ahead with Clarendon - deposit paid for an Oceanside 36 with slight modifications 2 weeks ago.
Just received a call for the tender presentation on 9th Dec. Yet to receive our soil and contour results (expected this week) but we have made sufficient (hopefully) provisions and allowances for that based on inputs by sales consultant, in addition to the electrical and other upgrades ie. flooring, appliances, kitchen, bathrooms and blinds etc.
Understand that the colour selection appointment will only be done after we have signed the building contract. Are we still allowed to go beyond our provisions for upgrades ie. electrical, kitchen and bathroom specs were provided for 20k but during selection we upgraded items worth 35k (not structural changes) during the colour selection? Would that be deemed as a PCV?
Hi Wingzee
Congrats on taking the plunge!
Yes, you can definitely go over provisions at selection appointment - we didn't have provisions so started from scratch at the appointment. The only thing I would STRONGLY suggest is not signing any paperwork on the spot because they'll charge you an arm and leg to change anything after sign off and speaking from experience, you'll want to make changes after the appointment. It will also give you a chance to pick up on any mistakes made...we got everything we wanted costed up and made a wish list before hand in order of preference so we knew what were high priorities and what weren't. It's easy to go way over budget when you're caught up in the excitement of it all which is why we the culled over the week following the appointments.
Hope this helps and Goodluck!

Building a modified Sheridan 35
Thanks bumblebee! Yes the plan is not to sign on the spot. Will go through the tender in detail before signing over the dotted line. We gonna head to the colour studio over the weekend for the tour just to checkout the selections - ensure expectations vs reality both aligned
Anyone managed to obtain the Smart Build discount recently? We were told that in order to be eligible one has to signed within 7 days of presentation, in addition to non-substantial changes to the house plans (which we do fulfill).
