Our inspector was absolutely fantastic. He went in yesterday (after having to reschedule about 3 times due to our house not being ready) and had our detailed report sent to us by early afternoon the same day. What a champion!! As predicted, quote a large number of things to be fixed, all which can be-nothing structural thank goodness.! We've kept a close eye on everything but some things he picked up on we surely wouldn't have!! Ours went on Monday and picked up a bunch of things: - More Paint Touch-ups - Paint/seal tops of sliding doors (not done grrr) - Dummy tile - Debris in silicone - gap not sealed between water stop and tile edges - silicone missed on splash back behind basins - gaps in silicone at bath to hob junctions (at the back, saw these with little mirror) - leak in the shower screen upstairs - architrave junctions need to be replaced with silicone as they are currently grouted according to AS So there are a lot of things that I wouldn't of picked up. Kspec don't do a waterproofing one bit housespect in nsw does one. Re: Who's building with Clarendon?? 14749May 19, 2016 8:56 am KandRCH Has Clarendon fixed these items before handover bmitchel? Unsure yet I'll find out soon enough. Mixer taps were not yet installed in basins on Monday but we knew they wouldn't be. Hopefully they went in yesterday cos need taps for basins!!! Re: Who's building with Clarendon?? - Double Handling Costs? 14751May 19, 2016 10:07 am Hi All, I'm a very new member of this forum and was hoping to get some advise. We're looking at building with Clarendon in the Illawarra and have just gotten our tender back. We were shocked to see a large extra charge for double handling. Our block is just under 700sqm with 3m access on one side and 1.5 on the other (We're tendered for Sheridan 35) so I would've thought this would be enough room to move supplies around the site. We've also been charge $540 for extra shade cloth and $450 for extra fencing... I've noticed that many of the posts are for double storey homes so was hoping to get some advice as to whether this is normal in the Clarendon tenders? Thanks! Absolutely brilliant, thorough and a great guy to answer any of my questions or concerns. I've used his dad Howard from H & K Ryan in the past and he was also great. They recommended 2 inspections.. frame (pre plaster) and completion (PCI). $595 each. Stephen knew how far behind we were and got my detailed 24 page report to me that same afternoon. He let me know what was happening, when he was booked and cancelled, every step of the way. Highly recommend these guys. Cheers Re: Who's building with Clarendon?? 14760May 19, 2016 2:34 pm I would check the extra fencing. I got a $500 credit this week as we had extra fencing included but then wasn't used. http://bellaviabuild.wordpress.com the stair balustrades?
