But very dangerous!! Computer screens will all display colour different. What may "look" black on my screen may in fact "look" charcoal on your screen. Add that to the issue that most cameras will also present a different image. Good for a guide only but I wouldn't make any choices based solely on it. Re: Who's building with Clarendon?? 7468May 20, 2015 9:29 am ok - well I am going to bring a bit of positivity back into the forum. I basically sent a list of issues I had with the build and asked for it to be escalated. I also contacted my area manager and just said I'd had enough. Now to be honest - had we got the 3 coat system we would have only had a couple of minor issues - the paint is our main thing so I highly recommend upgrading. The other thing I would recommend is not rushing them so you can move in. Overall we are extremely happy with the build and our area manager came out in personal this morning to have a look and thankfully agreed with us about a number of our concerns - once again mainly paint and plastering finishes. I now feel soooooo much better and are looking forward to having everything "fixed" within the next week or so. Also our backyard has been turfed which also brings positivity to us! So over seeing dirt! Our driveway should be laid next week and we should be pretty much finished. Oh and our shutters went in - took 2 days for installation but I love them! Will post some pics of the backyard but our plants still need to go in! Built a Fairmont 35 in Pennant Hills. Seeing your shutters has helped me decide not to do plantation shutters on our letterbox windows. Not that it doesn't look good but the reason I wanted those type of windows was the modern, clean lines of the letterbox window. I might put plantation shutters on the 1st floor letterbox window because it doesn't have such a clean line look due to having sliding window sections, but definitely won't do it on the downstairs ones. This of course leaves me with the question of what do I use for that window. I might even need to look at getting external, powered rolling shutters for it instead to preserve the look internally... I just don't know. Is still costing us $500 for the extra framework though... ARGH! Although I would rather just cop the $500 and have the drop down... Elisen, we have 75mm step down for the garage as well. Our driveway slopes down a bit but I thought it is standard to have the garage floor lower than the house. At least you got it changed now than later on. I just rang to check mine and walked away with $550 less money. I couldn't imagine having the garage floor the same height as the main floor... I'm sure the building code requires a stepdown. Let them do the finishing touches and then get the keys. It will be much quicker that way. PD you have been living there a couple of weeks now ... I can't see any dimensions noted on the plans, just coded numbers for the type of windows. For example, I am looking for the exact size of our letterbox windows to see how much a powered external roller shutter might cost but all it says is XAF4-1J on the plans. I've googled for this but can't find anything. I tried the Stegbar website, who do a lot of window things but can't find anything that comes close to the approximate dimensions. Closest fixed window I can find is 600x1210 but I know it's longer than 1.2m.. more like 1.8 but I'm not certain.. Failing that, does anyone know the window supplier Clarendon NSW uses? Best I can determine from Stegbar is that our fixed window would be approx. 600x2170 and I am basing that on the bench being 2700 and there being approx 300mm on each side of our low window, which is also a XAF4-1J, that sits in between the splashback edges. So.. I am guessing that it's that one... but that's just it... it's a "guess"! No way to tell how accurate without actually going there and measuring it manually! For both the slab and frames stage, I'm sure all they did was drive past and not even get out of the car, at least that's how it seemed. My SS never made any mention of them coming on site and he always mentioned when my independent inspector came on site or anything else.. so I am highly doubtful that they even inspected anything other than to confirm that the frames were up or that the slab had been poured. They certainly didn't pick up on any of the things that were not up to building standards like the independent inspector did, nor did the Clarendon employed inspector who is meant to make sure that minimum building standards are being met. I'd be really surprised if they baulked over a missing bathroom door unless the final inspection they do is a really intensive one. Hey light, banks do not generally do milestone inspections at all, not unless you're an owner builder. Every bank will however need to have a final valuation done which is to confirm that all is complete as per the contract before they will issue the final cheque which is required for handover. I'm in qld, they use dowell for windows. Mine were coded: QS1824X which means sliding 1800 high by 2400 width. Or QA which is for awning windows. Failing that, just stick your codes in google and see if it brings anything up! the stair balustrades?
