We won't be changing a lot from the sapphire package. mainly internal door changes, front door change, increased ceiling height, front render, air con, bushfire requirements, we will also have about 20-30K additional site charges above the norm, due to size of block, and the requirements to get water/power to site etc, so our site costs will be approx $45k in total. My current kitchen is laminate/stone which i am more than happy with, so I don't expect many cost upgrades kitchen wise. We will upgrade bricks but currently only have a provisional cost for that at an additional $4-5K. Our build costs will be tight due to land cost..... We are looking into building the maitland 40. Did you go through a display or are you just going off plans. We have been told there is no display. Where are you building? What about yourselves? Jayjay - that was great that you got a freebie. In our last home we did the whole floor to ceiling tiles and quality italian porcelain in both bathrooms and main floor. we spent a fortune. To be honest I won't waste my money again. We will be doing "smart" tile selections rather than $$$$ based selections. If we were in by Christmas that would be a miracle. We have resolved we will be renting for 12 months. We are crazily packing and have also sold some furniture so it's all systems go and also feels messy. We sign paperwork tomorrow. Our block gets slashed next week so that it's easier for contours etc. we looked at ride on mowers today. How are you going. Do you have a design in mind? Re: Who's building with Clarendon?? 552Apr 26, 2014 9:40 pm Hi lot 927, Yes we are doing maitland 40 also, with the grand alfresco, and changing the garage by extending it to the back exterior wall, so this will make 4 car garage. We will start building hopefully March/April next year. I was curious as to when you think yours would be finished as we are hopefully going to be starting around the same time as you guys, but a year apart. I love your blog you created, it would be great to see "real life" pictures of the home. I did email clarendon last week about getting some real pictures, but they only have the computer generated ones, so we were a little disappointed. It is a fantastic design, it flows easy, and has so much room. Are you building in sydney? We have looked also at doing the tiles post handover, there are some great tile places in sydney and the tiles are a bargain, considering how many metres squared we will need lol! We have selected the prominent facade for a Glenelg 29, but have removed the parapet, ie the extra block bit in the front. Wanted something that looked more like the axis. Hope it is not too stark now. Any thoughts? We ahvent really made any changes to the layout, except to move the stacker door to the side of the house, instead of the back... so we have more yard... and we had about 8 meters to the side fence, so the deck will go on the side. We have now signed off on all our colours/inclusions... and have just made our electrical appointment. Ive been trying to get hold of my CSC to find out what happens with the bushfire stuff... but she doesn't answer her phone, and only emails. Im guessing some more things will need to be added to cover this... we had a PA in our tender for it... but interested to know what we need to do. Finally, for those interested... our timeline is as follows up to now (I know I was really keen to find out how long everything would take when we started the ball rolling!) 08.01 - First Quote 11.01 - Paid $1000 for tender prep 09.02 - Tender Presentation 13.02 - Paid $4000 to accept tender 05.03 - First contract back - was all wrong, no changes made to plans 22.03 - Second contract back - mostly right.
