Browse Forums Building A New House 1 May 26, 2011 9:12 pm Hi everyone, we built the Henley Lexington and we're about close to our 12 month inspection now where they come and fix any problems. This is happening in about 2 weeks. We have the usual cracks, paint cracking etc. Most is due to the house moving/settling and is at the bottom near the tiles/edging(forgot the word) But we have a major one near the theatre which is extremely bad, the frame seems to be lifting and I wouldn't be surprised if in a few more months I could stick a finger in the gap!!! Has anyone come across this? and what do you think they will do to fix? A few months ago I emailed the photos to the warranties department and they said it wasn't so bad and to wait!??!?! Seems pretty bad to me... This has also affected the theatre door and is much harder to close as it's affected the angles of the door. I have no idea how they will fix this unless they shave some wood off the top of the door?!?! Any ideas guys? What should I say to them? http://imageshack.us/photo/my-images/10/imag0218h.jpg/ http://imageshack.us/photo/my-images/571/imag0219f.jpg/ http://imageshack.us/photo/my-images/833/imag0220w.jpg/ Re: 12 month maintenance - will they fix? is it bad? 2May 26, 2011 9:25 pm We have our 12 month with Henley coming up soon too. Touch wood we've not had anything quite as bad as what you have! Definitely bring it to their attention again, and request it to be fixed. Re: 12 month maintenance - will they fix? is it bad? 5Jun 04, 2011 1:02 am last bump and also to add something new Anyone have clicking noises with their hot water system? When we turn on our tap and put on a heavy stream we can hear a loud clicking coming from the hot water system constantly Is this normal? I had it checked once and they said it was normal.. Re: 12 month maintenance - will they fix? is it bad? 6Jun 05, 2011 11:42 am Hi, I would raise the issues at your building inspection. If they tell you it is not a concern, demand that they write down the issue, its exact location and note that they will monitor it (if they do not believe it is a problem). You should get a copy of the maintenance report at the inspection, and if they don't resolve it to your satisfaction (or unwilling to fix), scan a copy of the report and attach photos showing exactly the issue and clearly where it is located (ie the exact room) and email them with the evidence of the issue. This shows you have raised the issue early on and they can't try to blame it on something else. With regards to the noise coming from the hot water service, if it was me I would be checking out the manufacturer of the hot water service and asking them is this normal. See if they will send you an email to say that this kind of noise is not normal, and then use that as evidence to demand that they follow through. If there are other issues you are worried about (or concerned movement could be some bigger issue) you can always get an independent inspection done prior to the maintenance inspection and submit a copy of that. Would this be the most common method and anybody ever had any problems down the track? 0 5132 DIY, Home Maintenance & Repair If the railhead is so poorly fixed it is also likely that the railhead is also non compliant, what about overflows and sealing railhead to the gutters?. 3 5963 |
