I would think a lot of the cost would be the chimney (what are you making it out of ?). Bricks would be great, but I think that's where a lot of the $10k would go because you have to build it properly so the chimney "draws" properly and all the other fireplace science. Much easier to handle, cheaper to install and cheaper to run. And they look fantastic... If not. Our chimney didn't need to be brick, just the fire-retardent blue stuff, under plaster (sorry for my abundance of technical terms!)
