I found that the best designs worked with the slope and not fought the slope..i.e. if you simply build a single level home perched on a lower floor, you end up with a hotch potch of rooms and spaces and , when your block slopes down, you cannot access the garden from your living areas. An architect or good draftsperson can work on the slope and give you some ideas..May cost you $ 1500 initially , if you go with the own plan option. Then its a round around to get quotes..LOL Builders like National , LP Warren, Formula Homes have plans that can work " off the rack" for slopes. Take your site plan and preferably a survey to them and work through their plans.If you don't have a survey, get one done via one of these builders to start. At least you will have a start price and price for options. That way you know your budget and can funnel down to your final choice based on design, price, service etc. Ask to see homes with slopes to get the feel for a split level design. Good luck. We are going to investigate LP Warren for sure, and there's one being built in our suburb by a company called Sloping Block Builders so they're probably worth a call too. Yeah the not being to access our garden from the living area is going to be a big change for us. Going to need some good decking!! I wonder if anyone can recommend any good site inspectors/surveyors in North West Melbourne? I might have to start a new thread for that. There are a few homes being built in the street where the display is. Thats where we spotted the Formula Home being built. Good luck with your research. We have taken advantage of our slope by putting in a daylight basement at the very back of the house. This is to be the Man Cave. We are double story at the front and three story at the back. Our slope is about about 6m from front to back of the block but its 50m long so its not as bad as it sounds. We have gone with Premier Builders Group, very happy so far with design and they were willing to change anything we wanted. The are a small builder. None of the volume builders were interested, most won't build on a slope over 1.2m and if they do (rare) they wouldn't do a basement. L.G. Warren in Diamond Creek is another builder who is happy to do bigger slopes, they are another smaller builder. We are doing ours for around 10,000 per square which is pretty darn good. We are currently building with PD our site costs were 50k. Roughly 20k just for the retaining wall on one side. They filled our block. We are building a 42sq dbl storey. With site costs, fixtures, etc our house cost 370k. Check out my blog. Thanks to everyone who responded. Linnibea, we've looked at Premier and love their cottage style homes but none of their existing designs really suited us. I know they do custom too, that must be what you're doing if you're 3 story at the back. I must say we were a bit turned off by Premier because the guy out at Doreen (I think it was) just didn't have the time of day for us. He was late to open up the display and then had a meeting straight away with some customers. There was a guy out in the eastern suburbs who was much better. Maybe they are worth a revisit. We have rear views so we need the kitchen/living area to be big and open, and the (for example) Hawthorn Attic doesn't have that. I'm sure it can be changed though. Love the exterior of the Hawthorn Attic. Other than that, Sloping Block Builders & Highview Homes are the two we're most likely going to choose between, SBB being a completely custom design and HH being a modified one of their double story designs. As for those going with volume builders, what we've been advised is that they will hit us badly with site costs to make the build worth their while. And because we prefer the classic look, not many of the volume builders do those.
