My husband and I are researching project home builders, including the biggest ones, in order to build in the next year or so in Bungendore, NSW (near the ACT).
One of the big companies has two branches, one based in Sydney and the other in Canberra. We are looking at a particular one of their designs, which is essentially the same design different name).
As it turns out, both branches build in Bungendore and have price lists for the area (due to proximity to both Canberra and Sydney). However, the base prices are ~$40,000 different! For the same house!
The differences I can see is that the Sydney based branch includes air con, while the Canberra based branch includes ducted heating. Otherwise, the differences are miniscule, and if anything, there would be greater haulage costs from Sydney, which is the cheaper price.
I am wondering if anyone has come across this issue before and/or what they did about it. We are going to speak with both branches about it but ultimately it makes more sense for us to choose the branch with the lower price. Incidentally, the Canberra branch doesn't seem to understand the NSW planning system so this isn't working in their favour either (I am a qualified and experienced town planner!).
