Browse Forums Building A New House 1 May 22, 2011 11:58 pm We are building a new house and the side yard seems to be filling up with water and getting waterlogged. This will lead to foundation issues at some stage. Ours is a very flat site but there is a gradual elevation on the street (our house being on the lower end) and the two houses on either side of ours are at much higher elevation they seems to have factored this into their build. Should my builder have considered this while determining the height of my slab. Is there a legal requirement for draining water away from the slab? My SS tells me I will need to get some one to install a drain at a late stage at my cost. None of the other houses on the street seem to have this issue. I strongly believe it to be the builders mistake and I should not have to bear this cost for their mistake. Please help!!Having sleepless nights and a stressful time. Anybody? how do I go about dealing with this issue. The owner then ends up with a low sitting house, when it shouldn't have been done like that. I doubt there are regulations about this that regulate the planning stage - it all seems to concentrate highlighting the owner's responsibility after the (damage) work is done How much lower your house is? Re: Side yard is Water-logged 4Jun 21, 2011 5:35 am Some builders seem to include drainage. Mine (the big M) did. However from the photo the site doesn't look too bad. Things always look worse during construction. At the moment the roof is draining onto this area. When the outside plumbing is finished all this water will be taken away. The builder has filled my site to slope towards my house so when I get concrete installed it will have to slope away from the house and I will possibly have to get the landscapers to remove some soil/dirt... Our plans have us reducing our side and rear down by 20-30cm I can only assume excess of both of these neighbours will run onto our block. They even left dirt up to the weep holes so stormwater would flow directly into the walls! They just said "Uh, usually the landscaper handles drainage" So where did the water go during the build if the landscaper handles drainage AFTER the build? I would check your contract and see if it states the builder needs to handle drainage during construction. My contract said that they have to, even though they totally ignored it. I took photos of the builder's "drainage" so we have evidence in case there are problems later on. After we moved in we fixed it ASAP, which involved a lot of digging and breaking through excess concrete that was hidden underground.
