Browse Forums Building A New House 1 May 21, 2011 9:40 pm Hi, We had signed up to build with a large volume builder that advertises you can change any of their plans. So we did I guess we have very specific ideas of what we want in the house. The base price for the original design was $251,900. The quote for our changes has come back at $370,000!!! The drawcard with this builder is they have a lot of included extras that we wanted, but we are beginning to wonder if we should take our design to a custom builder. What is the total house area? From the plan looks like 340sqm 370,000/340 = $1088 per sqm, seems ok are you having any upgrades? which builder If 370,000, includes everything - site cost and all extreme upgrades then it's alrite, but if u have ur colour selections, electrical, site cost etc remaining then it's a rip off Re: House Plan Blowout 3May 22, 2011 3:32 am Sorry but that cost is absolutely huge for for a single storey home. My advice, find builders that you want to build with, search for a plan that best resembles your desired plan, then change To suit. We were charge nothing to move walls, only to add them. Find a builder , look through all their plans. Find one that best fits with what you want to do. Then alter it. We built 2 years ago. Completion and handover was early June 2009. Base price for our house plan was 220 and we did some big wall shifts, 6 walls, which included removing a room ( the study )and put the space into extending the ensuite and into enlarging spare room and laundry. We also modified both bathroom layouts and added a 2nd double garage turning the original double garage into an internal room.(new study) Our costs to all do these changes were less than 30 thousand. Eventually by the time we built our build price blew out to closer to 270. but that was for additional sand pad work on a very difficult block and other costs that were additional to a build. The dimensions and placement of cupboards would make it very hard to place furniture. For that amount of money, I'd expect to be able to fit a queen bed in each bedroom. Ours was single storey and the total with our upgrades came in at more than that. That included all our electrical, which we could have saved a small fortune on doing after handover, but wanted it all done during the build. That's not a standard plan and therefore is going to cost more and I think taking it to a custom builder could possibly cost more again. I think it's a great plan, but do agree about fitting some storage in that hallway somewhere Re: House Plan Blowout 13May 22, 2011 1:04 pm exactly Rizzo. Hence my query for a start on where they were building. I had ot assume both the original and modified plan had everything else exactly the same, not upgrades to fittings, granite instead of laminates, if flooring same flooring was included the same flooring. ( with a bigger house comes more flooring cost anyway) One of our unexpected additional costs was in having a larger than normal pad size which meant upgrading the slab and producing a larger slab area. as far as the minor bedrooms go. I don't think the wardrobe positioning in any of them is particularly good. Getting a bed into those rooms in a fuctional position is not going to be great. eg bed 4- The wardrobe is on the best wall for a bed but it is also backing on to an alfresco area. bed 2 - Is the wall space on the wall where the HT is long enough for a bed? otherwise where would you put the bed? bed 3 - If you put the bed in the middle of the room with the head end on the wall adjoining bed 4. I'm not sure there would be much room to walk around the end of the bed. 2.8 isn't a lot. Otherwise where does the bed go? If bed3 and 4 have young children in there. Is that why the WC is so close? Where will guests go to the loo? Do you want guests so close to your childrens rooms. They might wake them when using the loo. Could you reverse the loo and main bathroom. or alternatively perhaps the minor rooms are to be occupied by older children/teens. so the WC being near the bedrooms isn't a concern. This might explain the rumpus room rather than a tucked away childrens play room near their bedrooms. With so much storage space in the minor bedrooms perhaps a small amount of linen would be stored in each one. Hence the non concern over the WIL being so far away. Joles is right, we are in victoria, specifically we will be building in Botanic Ridge. I wasn't sure if I was allowed to mention builders when showing plans, but since people have figured it out anyway, we are with National Builders Group. Our block is 720m (18m frontage x 40m long). Botanic Ridge have very specific design guidelines that we are trying to work around whilst building the house that suits our needs and leaves us with a decent backyard. The house plan above is 40sq and was originally a Mandeville 330E. The biggest solution would be to build a double storey, but I have a disability that would make living with stairs a very painful excercise for me, especially with young children. As for linen storage, we generally keep towels in the bathroom cabinets, and sheets at the top of the wardrobe for each room, so storage for linen in the hall isn't something we need. Bedroom 3 could be a potential issue. We have 2 children who will both eventually have double beds. We were thinking they would use Bed 2 and 4. With Bed 3 a spare room, fitted our for resale value. The windows would probably be 2 x long/thin windows to either side of that wall, rather then a large one in the middle. Same with windows in Bed 2. So the bed would go between the windows. Dr Matt - yes, a sink in the pantry! Also called a Butler's Pantry. I do cake decorating, so this means I can hide my creative mess in there away from the kids and other eyes. I feel like I've been through a million plans. The Monclair comes close but has no rumpus room, and I really dislike the setout of the kitchen/family/meals space. I'm open to any suggestions though, so feel free to throw them at me. The $370K includes all our added extra (such as a glass spash back etc) and floor coverings. We looked at NBG and the lady said if you choose a plan that already has 450mm then the upgrade won't be as much. We had a few problems getting our fascade passed by Botanic Ridge, but we are on a corner block. What stage are you in?
