Browse Forums Building A New House 1 May 18, 2011 11:11 am Last year we bought a new house, but were not quite ready to move in as it involves an interstate move, so we have rented the house out for the past 8 months. Our tenants - who are also family friends - are building a house and we have told them that they can stay in the house until their own house is built. We are now only 2 weeks away from making the big move, but our tenants still do not have an exact date for their house. The closest they can get from their builder is 'late May/early June'. I know their house has been painted, tiled, everything installed, and garage doors went on yesterday. My question is, can anyone give me some idea of what else needs to happen from this point? How long did it take for you to move in after your garage doors went on and painting was finished? I'm starting to stress that I won't have a house to move to! Re: How long until handover once garage door/paint is comple 2May 18, 2011 12:49 pm What else needs to be done? Do they have carpets, appliances installed? Have they had their PCI done yet? You told them they could rent until their house was done. If you didn't set an end date then I think you're up the creek with out a paddle. FWIW I had a friend in your situation where they needed to sell a house they rented out. They did every thing they could to keep the tenants in but in the end it was a case of sell for $40k more than the next offer and get rid of the tenants or sell for a lower price to a buyer who still needed finance approval and other conditions put on the sale. They offered to pay the tenants all costs above what they were paying in rent + all moving costs + cover the gap in bond and pay it for them until they got the previous one back. But the key was they gave them as much notice as possible. I think all up you will find that you must either give 90 days to vacate minimum if they haven't breached any rules/laws (which I doubt they have) I think you should delay your move or make arrangements to store your stuff somewhere and find a cheap motel. This is in no way your tenants fault. I'm not saying its yours either but you have already said they could stay until their new place is finished. Re: How long until handover once garage door/paint is comple 3May 18, 2011 7:25 pm I'm not saying its at crisis point or anything, and I won't be delaying my move as I've already quit my job and got our current house with a rental agent. I just don't want to be constantly hounding our friends as to when they'll be leaving. Was just after a bit of a general idea of how much longer it might be until their place is ready, thats all... Re: How long until handover once garage door/paint is comple 4May 18, 2011 9:01 pm We have painting done, tiles, we have been told the house will be finished by the end of the month. Then they have two weeks after PCI, so you need to find out if they have had their inspection of the home yet. If they have it should be about two weeks from then. Good Luck. Re: How long until handover once garage door/paint is comple 5May 18, 2011 9:30 pm Well, for our build last year, our garage doors was installed on 8 September, painting started on 18 September and finished on 21 September, we had handover on 18 October, moved in 20 October, so for us, it was 6 weeks from when the garage door went on / 4 weeks from when painting was finished.
