Browse Forums Building A New House Re: BUILDING IN JORDAN SPRINGS 2May 17, 2011 1:27 pm My plans are still with Council (passed through Lendlease DRP easily). Has anyone even got plans through Council yet? I was out there last night and I can see one block that looks like it's close to getting pegged out/fenced - it's been graded and it's got some boundary pegs in, but that's it so far. SALINITY - has anyone been directed by Penrith Council, and charged by their builder, to upgrade their slabs and install membranes to negate any 'possible' salinity issues? This was an unexpected $3,000 imposed by council regulations at plan submission stage. Has anyone experienced the same thing, and has anyone got an independent Salinity Assessment done for their block? normette Building a Firstyle, Oran 30 aka THE BIG 'O' Re: BUILDING IN JORDAN SPRINGS 6May 26, 2011 2:30 pm I'm building a modified Oran 30 (no family room at the rear, and extending the master suite plus a double-length coiffered alfresco). So far so good, a bit slow in the admin department but generally accommodating to what I've asked for. Sales staff are Oran are lovely and will only get better as they learn more about their new designs. I'm building in Houston Street (near Watergum park) - your'e in stage 2? normette Building a Firstyle, Oran 30 aka THE BIG 'O' Re: BUILDING IN JORDAN SPRINGS 8May 30, 2011 12:36 pm Has anyone got any idea of the policy regulation of Delfin with regard to cable TV network in Jordan Springs. A builder told me to add further of around 3000 dollars for NBN or cable network junction box Re: BUILDING IN JORDAN SPRINGS 9May 30, 2011 5:35 pm mashp Has anyone got any idea of the policy regulation of Delfin with regard to cable TV network in Jordan Springs. A builder told me to add further of around 3000 dollars for NBN or cable network junction box Hi Guys, If Jordan Springs has fibre optic to the home "FTTH" then your TV, Phone, Internet will come in via the fibre cable, you will require an ONT (optical network terminator - telstra supplied if it is a Telsta Smart Community) This ONT splits the services & each cabling will go to a wall plate - simplest set up. We are currently building with EB @ NRH & at our electrical mtg, was informed that a HDU (Home Dist Unit - Clipsal Starserve) was required & another $1800 thanks. This info was not correct & in it's simplest form, you can get your services without the HDU. Now if you want to start distributing these services through your home, then a HDU will be required. You can get a better picture of this @ the Telstra Velocity Website http://www.telstra.com.au/smartcommunity/assets/telstravelocityhomewiring_1108.pdf I wasn't prepared to pay the builders extreme pricing on additional cabling so have lined up a sparky to do it after handover for 50+% less. Hope this helps. Neville Got a life, just can't find it! Re: BUILDING IN JORDAN SPRINGS 10May 31, 2011 1:56 pm Thanx Neville Couldn't be more elaborate on the topic. Hopefully I can talk something if my builder slugs me with unreasonable FTTH charges. The builder also told me that Delfin does not allow the use of Cable Dish or TV antenna's . I went thru their design policy and nowhere it says that dish or antenna is not allowed. They only say that the placement of the dish should be discreet and should not be a eyesore. Anyone reached the building stage yet in Jordan Springs..! Re: BUILDING IN JORDAN SPRINGS 11Jun 01, 2011 1:49 pm Regarding TV roof-top antenna and Fox dishes - I spoke to a representative from Delphin who said there was no restriction for home owners to put up TV antenna and Fox dishes if you don't want to connect to FTTH. If you want more information on the FTTH at Jordan Springs, speak to Judith from Delphin Lend Lease. Judith is based at the Ropes Crossing office and is liaising with Opennetworks - the FTTH carrier. As yet no Retail Service providers listed on the website. http://www.openetworks.com.au/Communiti ... fault.aspx Neville, I am being charged $2,800 to provide fibre cable connection to the FTTH system, with a Carrier Termination Cabinet (CTC) only on the garage wall. The CTC provides limited connections points, so if you want to wire your house extensively (more than 4 TV points, multiple phone/data points) then you'd need to include a home distribution hub which basically provides many more TV/phone/data points. There are several versions from Clipsal Starserve depending on how many points you want, and from what I've been told range in retail price from $450-750. Who are you using to install post-construction? I've been having trouble finding an authorised installer who can provide a quote on post-construction installation. $1,800 for connection, CTC and a Starserve Home Distribution Hub is heaps cheaper than what I'm being hit with - at least you get a Home Distribution Hub for your $1,800. I only get the base CTC and that's it. I've asked for a detailed breakdown of what I get for my $2,800 to no avail. Pretty unsatifactory service. normette Building a Firstyle, Oran 30 aka THE BIG 'O' Re: BUILDING IN JORDAN SPRINGS 12Jun 01, 2011 5:47 pm NRH (Delphin) is a Telstra Smart Community, T has been engaged to supply FTTH, own the cable & currently have exclusivity on it. Thankfully they have come to their senses & now have a reasonable pricing structure. Our build price was a package deal so don't have any breakup of costs to lay the fibre - I believe T will be supplying & fitting the ONT. Builder has laid the conduit so it should be just a matter of T pulling cable through if it isn't already there. I believe that the services supplied by the FTTH are split at the ONT. We currently have 4 cables coming out of house ready to connect to ONT (TV, Ph, Net & ?) - I'll know more in 3? weeks when we get in. As you have experienced, we have been informed that we need the Starserve box (other brands are also available), have no idea of model or what modules will be included. You have mentioned multiple TV/Ph/Data points. I have multiple Ph points currently - no longer use them. I purchased https://www.mynetfone.com.au/Residential/Home-Phone/VoIP-Online-Shop/VoIP-Specials-1398 has 2 lines 1 PSTN & 1 VOIP. All up 3 handsets, can add up to 6? You can also now get cordless phone sets that include bluetooth. Also have multiple TV outlets, just added a splitter ($150?) and connected up. As for network, all that is needed is a modem (maybe) 4 port wireless router (<$300?) & if you need more data points just add a 5-24 port switch (<$150?) We only did a few electrical upgrades on our current build & have already lined up a sparky to finish the job (& save heaps ) These are the guys I'm using http://www.idselectrical.net.au/ maybe give them a call & discuss. Got a life, just can't find it! Re: BUILDING IN JORDAN SPRINGS 14Jun 15, 2011 6:48 pm My land settles on Friday, just walking through the building contract stuff at the moment. Interesting about the slab issue, I'll do my best to cover myself on that. As for the FTTH, I'm keen to get it as well. Good information there keep it up. I plan to put data points all through out the house, and mines a double storey so it's going to be a big job. Building the Strand 40 by Kurmond Homes in Jordan Springs, Penrith Blog:http://houseofhep.blogspot.com/ Re: BUILDING IN JORDAN SPRINGS 15Jun 16, 2011 10:22 am Hep, have you considered putting in a wireless router instead of individual data points in all the rooms? I'm not a tech head, but someone suggested this as a cheaper, more flexible way to have data/internet available anywhere in the house, particularly bedrooms. Obviously each computer will need the appropriate hardware to pick up a wireless signal, but that's probably cheaper than hard wiring. I suppose it depends on what you need the data points for. Any techno bobs out there who can offer an opinion on this topic? normette Building a Firstyle, Oran 30 aka THE BIG 'O' Re: BUILDING IN JORDAN SPRINGS 16Jun 23, 2011 11:31 am Hi My land settled this Tuesday...still not able to settle on a design or builder. One of the builder I was interested in working with, seems to be very busy as his sales guys promised me the moon and then vanished without a trace. The another one's tender came with a quote which sent a tremor through my dream home plans and totally flattened it .Hoping within the next two weeks I will be able to find someone to build my dream castle.. Re: BUILDING IN JORDAN SPRINGS 17Jun 23, 2011 4:51 pm Hi All So everyone must be elated to know that Jordan Springs are not providing the recycled water..adding further 3000$ to your basix...Heard that they are sending a flyer or email to all the so called early birds advising them of this ... Re: BUILDING IN JORDAN SPRINGS 18Jun 24, 2011 10:57 am Wow,thats a nice surprise! Does that mean you have to pay $3000k to have it fitted? Ropes Crossing has it and it comes from St Marys sewerage plant, surely it can`t be hard to connect Jordan Springs to it aswell. Re: BUILDING IN JORDAN SPRINGS 19Jun 24, 2011 12:26 pm I am not entirely sure how much it costs, but a builder told me to take of around 3000$s if Delfin is providing recycled water. I presume he had made provisions for a underground tank with submersible pumps in the basix. Now its confirmed that there will be no recylcled water in Jordan springs as a lady from Delfin called me up and passed on the good news Re: BUILDING IN JORDAN SPRINGS 20Jul 01, 2011 6:09 pm Hi all, We're also building at Jordan Springs, a modified AV Jennings Seabreeze 255. So far so good but a bit slower than I'd hoped. We were told the hookup of the fibre optic including 2 phone points and 3 tv points would be up to $5000 and so they excluded it from our contract. Very disappointing. Has anyone got a final figure on what they are paying for a similiar setup or any local contractors who will do it as a post handover item? It may give me some ammunition to go back to our builder and show how unreasonable they are being. go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110570 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11035 |
