We purchased our land in Feb 2010, that in itself was painfully, long story and perhaps over a beer I'll be able to get into more detail. We had been to many many display homes and liked bits and pieces (as we all do) of a lot of houses but none suited exactly. So I had a chat to my sister who used a private builder to build her home some 15 years ago, they are still in contact so I had a chat to him and he was very helpful. Spent lots of time with me and gave some good ideas. At the end I decided to go in this direction, which required a draftsman. I engaged his draftsmen to help me design my home. The reality is that the house is very simply and nothing complicated just that I wanted things in a certain way and none of the builders were going to be doing major adjustments to their design. So I had soil tests done and it came back as H class which I expected. The thing is I had envisioned that we'd be in our house to Christmas 2010, so obviously that hasn't happened. Any way the whole drafting took way too long, basically its another beer story, but we didn't final working drawings till about June/July 2010 (sorry its been a while and about $4k later). So i took this to the builder, for some reason I had in my mind it was going to cost around $190k. We'll let me tell you i was shocked when the builder told me it was $245 EX GST and didn't include flooring. About this time I also kept on looking around and went to NBG display home in the Hunt Club. I met the sales rep and happen to meet the sales manager at the same time, i told her that this is what i was building and she said that its a very similar design to one of their homes, i said okay lets look at the price, so the base was $209k (inc GST) and so i thought for $1000 deposit lets have a look. So that was in Aug 2010. Wind forward to April 2011 and we finally get the working drawings from NBG head office. I don't know what I did wrong for them to take this long but to say the least I was a bit annoyed. They seem to take a long time to get the next stage and when you meet with them for that stage, they rush the appointment. I found it annoying that they wanted you to sign the contract before really getting into details as to what is possible. For me i wanted the variations to be the absolute minimal. The builder they allocated to me was Envirotec Homes (Mornington). Since I was given the details back in late 2010, I have been in communication with the builder and they have been excellent. In April when we were handed over to the builder as such I went their office and sat down with them with the working drawings and just to nut out some stuff. It was really good and he gave me his opionion on a lot of things. So it was great to finally get the variations and it came to about $13k. We took out their home cinema pack as i wanted my own home theatre equipment. I wanted terracotta tiles as my sisters built side by side and one has terracotta, the other has concrete tiles, 13 years later and there is a big difference to how they look today. The other things were this and that and its amazing how much things can add up to. Anyway the contracted house cost was $239k plus variations of $13k. So it was cheaper than the private builder, but I'm hoping the way NBG is setup, i can get the private builder feel for the whole process. ---------------------------------------------------- Living the dream.... yeap a mortgage... A nice neighbour of mine (first to build in the street actually) sent me a msg via this forum last Wednesday to say that he had noticed the block had been site scraped. I was rather excited as now it was actually reality, we final started. In the post to come i'll add pics and more details as to our colour selection.... Going back and fourth with the floor plan is a long and daunting process but is a necessary step in getting what you want for the price you want to pay. So now thats all over, you can site back and watch your dream being built! Just wanted to find some information as we are first home buyers and are pretty much moving across melbourne with this purchase (currently renting in Glenroy). If anyone can provide an input, it will be really appreciated: 1. If anyone living in cascades travels on public transport, how convininent is the closest train station, and which one is preferred, Berwick or Cranbourne. 2. Has anyone heard of an impact based on the proximity to the powerlines. 3. With the Telstra Velocity, is it mandatory to go with telstra? and how much did the building costs change with all the estate covenants? 4. Has the slab largely been M or H in the estate? 5. Anything (costs or otherwise) we should keep an eye out for? again, Love the whole area and the estate, any insight is much appreciated! I'm quite close and haven't had issues yet, i use to live in a rental in clayton that was very close and no one seem to have issues with it... may google issues with living close to power lines 3. As per your land contract, you would have seen that as part of the deal Telstra is your only provider, i suppose they've spent the money to wire up the estate with fibre and therefore they want a return on their investment.. i don't think there was really all that much standard pitch roof, no requirement for 9 foot ceilings, so any house you see display shouldn't cost any extra. you will find builders will make you pay $1500-$2500 for smart wiring so that you get broadband, tv, foxtel and free to air pre wired (very important some sort of prewiring gets done otherwise it could be more costly after handover/plaster going up.) 4. Cascade on clyde is a pretty standard estate, so shouldn't much, only thing is pre wiring your house for smart wiring... good luck with it all...
