Our builder is keen to get started - hence I'm under some pressure to determine the correct path forward. Our certifier said the demolition paperwork will be done next week (so we can schedule demolition any time after that). Our certifier has done the preliminaries for and will be submitting a relaxation request to BCC next week (they asked us to get 2 neighbours in the street to sign a form for this). We only need a relaxation on the tip of 1 corner of the new house - so we've got both the direct neighbour and the neighbour next to them to sign (both on the effected side) - the further neighbour's house is actually closer to ours than our direct neighbour (because of odd shaped blocks). They said they submit it for a fast track with BCC (I think because they do the actually site visit, photos and collate all the data for the relaxation application). The builder (I've used them before so I'm pretty comfortable with them - custom builds not a big company) wants to get contracts signed off now - so that he can schedule asbestos removal and demolition (will take a few weeks to get a booked in dates etc once he gets our auth to proceed). He's belief is that the relaxation will come back within this time and then the new build approval will be issued in line with the demolition. I'm just a little nervous - mainly because of a lack of experience with BCC, relaxations and time frames. I'd hate to sign a contract, then find we have an unforeseen and/or length delay with the issue of a new build cert (due to the relaxation being delayed, rejected or something else). Any experiences or advise on this? I think our relaxation request is pretty straight forward; but as I said I'm no expert. Many thanks for any input.
