Browse Forums Building A New House 1 May 12, 2011 4:52 pm Well I've been doing enough reading on this site.... time to start our build thread.. Unfortunately it's not going to be a fantastic start. Our custom build is a two-storey, 5 bedder on a slight slope. I will post plans when I figure out photo-bucket. We were waiting for our builder to draw up our final plans and meet with us to discuss the contract..... and then kapow they send us an updated pricing summary with an added $50K or so on it!! 10K of it is changes we asked to be quoted on. The rest is 6 star compliance, extra steel (and transport) for our balcony, additional footings/site preparation and facade allowance. What I don't understand is how these things were not included in our initial quote? Or why we are only being told about them at such late stage (we already have council planning approval so surely the engineers had thought of these issues before now). All very confusing at this stage..... However we did all our own plans, engineering, council approval, selections etc before we signed a contract so we were able to negotiate a bit better. But you have to realise straight away, a decent facade is approx 15-25k in its self. You said your self that the block is sloped, thats at least an additional 5-10k more. It adds up quickly. The thing I have found amusing is that when they quote on things like, footings/escavation etc etc. The price is always exact ie $24,000 etc. Its never $22,354. If you understand what I mean. The only chant that keeps me sane during this crazy process we all decided to enter into is 'if building was straight forward and easy, then everyone would do it' Good luck, fingers crossed you don't get too many surprises along the way. We were told by our builder we could get our retaining walls done after we moved in. Then we had our works cease after slab pour, until we did the retaining wall. So we have to wave our magic wand and find another $13,000 Re: Dazed and Confused from SA 5May 13, 2011 9:56 am Like our contract - "encumbrances" appeared at a cost of $4,500 (yes precise figure!) - when we asked what that was for we were told it was for the solar hot water service we were required to have - sounds a lot doesn't it??? Not a photobucket expert obviously... Since my initial post on this thread we have redesigned the house as above. This eliminated a lot of the extra costs and now thankfully we are back on budget. The second door from the garage is a door to under the stair storage. I didn't want the storage door where it would be seen. The double doors at the rear of the garage are so we can one day get into the void under the house and turn it into a wine cellar (ok, so DH reckons it will be a boys toys room, but he has another think coming... ) Here's the facade. Haven't got to the selections stage yet but considering surfmist? roof, some sort of light coloured (creamy type) colour for the render on the left of the house and a dark grey exposed brick on the right of the house. I have seen many houses with half render, half brick but they are usually the other way around ie top rendered and bottom not, so I would love to see any pics of the way we are looking to do it. Possibly a glass bulastrade on the balcony but still undecided. Not sure what other options there are. Like iron but not sure if it will date... or if iron has already dated and I am behind the times.. Surfmist is lovely we were deciding between that and dune as the contrast to the grey bricks and render. I think surfmist shows different colours depending on light which makes it have some character. The balcony will look beautiful with framless glass. Do you have views at all from the front or back?? Oh and the understair storage door from garage makes sense, to late at night to work that one out!! Just noticed that you're building in Seacliff Park! I've spent 24 of my 28 years living in Seacliff Park, and am currently back there as we wait for our place at Aldinga to be finished. I'd be interested to know which part of the suburb you're building in, if you're comfortable. (No need for specifics, i'm not a total stalker). There's a few nice houses gone up in the last 5 years. Alot of them are total money pits though, building on horrific sloping land that has been vacant forever due to the fall of the land. views would be excellent though. Yup, a lovely view of the city and airport from the front (lounge and Bed1 end). Looks beautiful at night. We stand on the roof of the 4WD at night to try and envisage the view from the balcony. Thank you Mclaren. Hopefully the half render idea won't look odd. dreamscometrue - yup, yup it's an island bench. Not exactly how I would like it. I don't think it's wide enough at 180 but as it is we only have an 80 gap on each side to walk through which is as small as I think is comfortable. I could have gone for a U shaped kitchen but thought this was a bit old fashioned? Would love any suggestions as to how best configure the kitchen. Rockabilly - We are on the land side of Ocean Boulevard up on the hill opposite the golf course. I agree about some of those sloping blocks..... DH calls them goat land. Amazing what some people have done with them though... Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6882 Ask the council if there is a chance of getting build over easement exemption.
