Browse Forums Building A New House 1 May 11, 2011 4:35 pm Hi everyone... In our first stages of planning after purchasing a VERY small block in the mid-west of Melbourne. Think 12m frontage and 15m depth with a total area of 187 square metres! The design for the house hugs the boundary edges except at the front, where we will hopefully have a wall on title to provide some privacy. The rooftop seemed a good option for some extra space, hopefully some more garden up there too eventually. Windows will be aluminium, colorbond roof, and most likely steel / blockwork construction, with a ground slab and two suspended. Seeking opinions regarding the appearance of the exterior, and general internal layout. Ground floor pdf isn't labelled, but the study is at top left, and toilet / euro laundry is at top right. We were hoping for polished concrete floors with hydronic, but as first home-buyers this might be stretching the finances. Also, what do you think are good options for the balcony / rooftop barriers? 6 star energy ratings too - those ceiling windows will have to stay for sure. What are our HERS problems going to be? Re: Melbourne Inner West, 3D CAD - opinions? 2May 20, 2011 5:24 pm Hi Sorry to be negative but your design looks very very expensive to construct and seems to overdevelop the site which may make it hard to sell in the future. I would be talking to the council to see if you can go that close to all the boundaries. I would also be looking to have a design with the same floor area for both floors.
