Our block was virtually flat but had less than a metre slope at the front (which was out of the building envelope anyway). Our demo was $10.5k and we were lucky to be able to get the PD promo last year that included the site costs. At tender we were quoted just under $20k to cover the slab upgrade as a result of the 1st soil test being very poor, and we required screw piles. There was an additional excavation cost of $4k. We were pleasantly surprised however when we got a credit of just under $15k as the second soil test after the house was demolished was better and we didn't required the screw piles but we still needed concrete piers. Our site was classified "P" due to the depth of filling material encountered nad to account for abnormal moisture conditions caused by trees (which was minimal! There is a half dead gum tree on the council nature strip and all other trees are on surrounding blocks) and for the proposed demo of existing dwelling from site. If you can it is better to overestimate (When we had that surprise figure of $20k it was a relief that we had over estimated on site costs when we applied for our finance (even though that meant that we had to for-go doing our driveway etc for some time) but it was nice that we ended up getting it creditted.) We are really liking the Cayman with the Grand Entertainer attached. The sales consultant has been so pleasant and very eager to help. He is currently putting some estimates together for us. Did you go for many upgrades, such as vinyl wrap, taps tiles etc. We will do our own carpets and tiles to other areas after completion. The Cayman is a nice design. i really liked the flow of it when we were looking at displays. And that offer for the grand entertainer is awesome! Which area are you looking at building in? Our upgrades were mainly in things like the countertops (upgraded from laminate to caesarstone in areas not covered in promo), downlights (plus lots of electrical upgrades like data points etc), front door (we wanted the large pivot door), upgraded tiles in the master ensuite, upgrade tapware in the master ensuite, upgrade to heating unit to include refrigerated cooling (the offer they had before the simplicity included option of evaporative cooling only = totally not good for my hair. FRIZZ!!! haha) added a duct to the storeroom, changed window design to living and theatre room, added in a laminate benchtop to laundry for extra counter space, upgraded the stairs to contemporary stairs option 2, Included in the complete promo was cat 1 tiles to most of the wet areas, we had to pay for tiling in cloakroom and storeroom and the carpets were automatically upgraded to cat 2.
