Browse Forums Building A New House 1 May 11, 2011 12:21 am Hi We had picked an eden brae design and are at tender stage.. but we are having problems with EB. So we have started to look again whilst EB sort themselves out and sort out our tender. Wisdom have a new design called the Majestic, which we quite like. Its 35sq just like the EB Lincoln. So we compared as close as possible.. tried to compare apples to apples.... So base package prices, plus rewind dollars, plus their extras package costs, and then looked at what is and is not included. EB came in at a hefty 16K more. It seems hard to believe but they are more expensive. Wisdom seem to offer so much more in their lifestyle package that we are having to pay as an upgrade to EB. We have paid 750 to EB, it seems like such a waste but when we are talking 16K its a lot of money. What would you do, pay wisdom for a formal tender???? Both homes designs are fantastic with both having good features and both having one or two "we can live with" spots. If EB had not taken thus far 5 months to get a tender sorted then we would not even be looking else where. So all that are building with wisdom.. tell me any things that we need to know before we go into this.... Re: 16K difference between EB and Wisdom Homes 2May 11, 2011 3:04 am Well, so far we are at the bricking stage with Wisdom Homes and so far so good. There havent been any unexpected delays. The sales reps at The Ponds display village are very helpful and efficient. As was our tender presentation but you do need to chase them up on prices for extras and variations. I can suggest to have a look at inclusive bricks given by Wisdom Homes so you dont have to fork out more money on bricks. Also maybe a bit of allowance for carpets because their inclusive range isnt all that alluring. At the end of the day $750 isnt much in comparison to the total price you will pay for the house. It might even give you a better price comparison between the two builders. Anyway good luck with your build! Choose the design you love the most and which one is going to suit your lifestlye and of course your block of land ... and your budget! We were considering EB initially but after the lengthy delays in just communicating with us we ruled them out all together. We also dealt with the sales team at the ponds and we couldn't be happier. No delays, great communication and a smooth process from tender to now. We added the lifestyle package to our home and it covered most of the upgrades we were considering. Even if you do loose the $750 its better than paying out $16K in extras you got get elsewhere included in a design/build you like. I met with Anne at Oran Park today and she was fanstastic. I have always found her great to deal with, it was just at the time they did not have any plans that suited us, but they now have the majestic 35 which we like. tonnes of storage, great sized bedrooms and its nice and narrow, which means we can put a 3rd garage extension on and still fit our caravan up the side... not bad for an odd shaped block! But then the lincoln still is a love and we love the design, but again today more hassels and lack of communication... so we are still on the merry go round! Wisdom have items in their lifestyle package that we did not even get EB to quote as it just blew out the budget, ie glass splash back, semi frameless shower screens etc so there are a few extras that we would get that were love to haves... its just so damm hard, when you are spending over 320k on a house you want to make sure you get as much right as possible... we move out of our house this weekend, so I do not have access to a scanner so when I do I will upload the majestic on our land, plus the lincoln and get some feedback.... Not to mention the wasted rent or interest payments which by themselves would total more than 10 times that much over 5 months.
