Browse Forums Building A New House 1 May 06, 2011 10:15 pm Hi All, I'm new here having just started investigating building my own home, and my first reaction is "how on earth does anyone ever afford to do it????" So, I was hoping that I could ask a few questions and get some answers that'll help me direct whether or not it is possible to build our home. We are looking at an acreage block in Samsonvale Queensland. It is certainly the most affordable block I've been able to find in 2 years of looking and we'll pay around $320,000 for it... But, being acreage there are some down sides, and I don't know how much everything is going to cost, so was hoping that someone could give me a clue!!! ? Creating the building block - the land is on a slope, but the actual location where we would build the home is quite flat... is that something that the builders do, or is it a seperate cost? ? Septic tanks - I've found some information on here that says around $12,000, is that about right or is it outdated??? ? Water tanks - we won't have town water, so what capacity of water tanks will we need? I found some threads that said over 60,000 litres, but am not sure if that is correct, current and for my area. ? What else do I need to think of????? I've got a starting quote from a project builder, which seems quite reasonable, and I know that I have to add driveway, flooring, landscaping, curtains after the fact.... but what else do I need to be building into my budget to even work out if it's going to begin to work.... Building in Brisb 2May 07, 2011 7:35 pm Well today I managed to spend a whole day at display homes and also at 'my block', and got some great advise and an awesome quote.... I've managed to get most of my questions answered and now I can breathe again! Ahhhhhh...... What seemed totally unattainable last night in the middle of a massive break down , now seems almost achievable, and for pretty much what I'd like. Sure, I'd love a couple of extra rooms, a study and a formal lounge, but hey, I also love that I'm not going to drown in debt The only thing I think I have left to work out is how much a 50-70m driveway is going to cost me... Surely not much So, now all to do is convince OH that the extra 10 minutes out from where we originally thought we wanted to buy is no big deal.... simple right Re: Trying to work out if it's possible... Building in Brisb 3May 07, 2011 8:19 pm hi, glad you got it sorted congrats on starting to build. we built on an acre but my costs probably wont help...cos I aint in oz we got someone (not the builder) to do the earthworks (prep for slab) water tanks, 2 at 14,000lits each, and septic effluent fields..as not on town sewer, driveway with blue/ brown metal. only about 30 mets long $34k got a bobcat man to come and cover said beds and flatten around the house where there were some piles of clay $890 But we will need him back to level drive now and add 30 tons of stone and put the top soil back down for grass..another 1500 bucks Im happy with shingle for now re drive builder did everything else. The builders normally include power connection to about 6 metres or so from the front of the block. You may end up with additional costs for this as well so it is probably worth investigating. Also check with the local council to see what the building requirements are and if the block as any covenants (which it may if it is part of an estate). It is also worthwhile to see if the block has a permit. Good luck! Building in Brisb 5May 08, 2011 4:18 pm we had a $2000 power bill and a $700 phone connection and this was right next to the pole on the road. our engineers reports were big too..about $2000 all cos of building on land. I had a similar issue with my fridge not too long ago. It wasn't the same model, but the symptoms were pretty much the same: the compressor would start and then stop… 3 7512 yes it is possible but watch for noise transmission, decouple as best you can. Maybe wider top and bottom plates with 70mm studs to allow the cabinet to be recessed fully 1 6610 |
