I suppose floor tiles are included but how about carpets? Also does this stage include external columns? Thanks. Re: Lock up stage? 2May 06, 2011 9:03 am My understanding is that lock up does not include floor coverings like carpets or tiles, just the floors themselves. The slab itself is your floor in most cases, or particleboard if you're building on stumps / piers. The idea is that the main building envelope is secured at the lock up stage, even if it's not the final finish. I don't think any outdoor work like your columns would be considered as part of lock up because lock up refers only to the main building envelope. I doubt it includes external columns, and I would be surprised if floor coverings have to be on to reach lock-up. It's better for everyone if carpet is left until as late as possible so it doesn't get dirty. For our house, we could technically reach lock up without the garage and portico being fully built. But they didn't bill us until much later. Or they get damaged. This is not a part of the lockup stage. Very generally lockup stage is when they can close all the windows and doors and you can't get into the house. My brick work wasn't 100% completed (part of the 2nd story wasn't finished due to the excessive rain we had and the scaffolding sinking). But they did work inside the house, plastering etc. That brought the house to the relevant % complete and the bank paid the stage with no problem.
