We are looking at building a new house for some time and would love peoples opinions on the two builders and plans we are looking at. We love the Dennis Family "Hartley 361" and the National Builders Group Sandhurst 300E. We would be using the builders from Bendigo if that makes any difference? Any Pros or Con would be fantastic to help us make up our minds. We are a little concerned that with DF it could get expensive as they dont really have any deals to offer. It's time consuming but the alternative is making an emotional decision based on how much the builder spends on clever advertising. If my normal price for a mars bar is $3 and I sell it for a special deal of 2 for $5, I'm still charging more than someone who normally sells it for $2. We never thought of it like that before Its so scary to think about it all and get as much info on the building companies as we can Re: Builders pros & cons 4May 05, 2011 1:00 pm Hi, I have built with DFH in 2008 and considered building with them again (I built the Brookdale 220 and was looking at building the Brookdale 240). I had no issues at all building with DFH the first time (in Western Suburbs) and have always found them to be great with follow up maintenance issues since. In the end with this build I ended up selecting NBG to build with this time. The main reason was the cost with NBG and the better inclusions that I got. This was partly due to NBG having the area I am building in classed as zone 1 where all the other builders class it as zone 2 (they have since changed it to zone 2 after I paid my deposit). I ended up sitting down and comparing the standard inclusions that each offered and also the bonus offers they promised. I found DFH much quicker to get the contract stage, as NBG seem to have additional steps in the process that seems to slow down the process a bit. Assuming north is to the top of the image, I think the Hartley plan suits your block much better. If you have a south facing block, with the Hartley plan the Alfresco, Meals and games area will be north facing so you will have a lot more living space North facing. Looking at the Sandhurst plan, you will have the Rumpus room, Bedroom 4 and bedroom 3 north facing. It also looks to me that the Hartley plan will allow much more natural light into the home. Sorry i am bad with directions & stuff like that. We are leaning towards the Hartley & poss reverse the plan. Staying with ILs will save a lot of money (some of which you can spend on presents for them to keep them happy), and you won't need to worry about breaking your lease.
