We are new to australia/Brisbane and new as well to the display homes and building style of australia. After lot of discussion and going through design we decided to go to Orbit Homes. When we decided for the orbit homes the sales person gave us a timeframe of 16 to 18 weeks to finish the building from foundation. Based on that we spend quite sometime going through the design and tender. When we went for signing the contract. They have quoted a time frame of 10 months which took us by surprise. Is this normal ? Whats the general time frame for building a house in Brisbane. Our house is 313 sqm2. Any advice or information will be appreciated. As well as any reviews or references about the quaility and service about orbit homes will be also very much apprecaited. Thanks in advance Bodhi Timing of building 2Jun 27, 2006 4:57 pm Hi there,
We are building in Melbourne (haven't started yet due to land not released yet from titles office ... but that's a whole other story) but our builder, Porter Davis, have a guaranteed completion date of 20 weeks. A few other friends are building with other builders as well and they all have guaranteed completion dates as well .. certainly not as long as 10 months. I probably don't know what I'm talking about here, but I would thinkg that if you are building a spec home from a builder (ie. not your own design) or a builders' plan with a few modifications, it still shouldn't take 10 months. As I said though ... not my area of expertise, just what our contract says. Hope it goes well for you .. look forward to the pics when you get up and going. $1000 Deposit on 8/3/06 Contracts in May 8th Hopefully get building permit next week (first time lodged) (say July 3 Estimated (wont put it in writing) is before XMAS. Yes 10 months is possible, and our land was on title from day one. Check the definitions - ie guaranteed building start date is one thing, but you have to get to the point of permits which can take a while. Adrian B Re: Building time 4Jul 11, 2006 10:28 pm Hi all. From the time we signed up in October, the slab wasn't poured until February, the delay being council approval and the builder's Xmas break. It also didn't help that our builder had several jobs on the go at once, but overall we are very happy. Several people had told me that it's better to wait longer for a good job, rather than a 'less-than-impressive' rush-job! So, I'd say 10 months is a good indication. Regards, Ian.
