Browse Forums Building A New House 1 May 04, 2011 8:27 pm Hi everyone! I've been lurking on these forums ever since DH and I purchased a survey strata block in mid March - in the southern suburbs of Perth. Settlement on the block was last week - very excited to have our piece of land. Now it's time for the the house. We are being tricky customers and heavily editing our builder's plans - and have not signed contracts as yet. Hoping from some feedback from those that have built - how long did it take you to go from your first drafted plan, to having the slab down? Please round down. I need some reassurance that we'll have some bricks and mortar before 2015 Would appreciate any advice as to how I can save time in the process. Re: How long to allow between chosing base plan and Slab? 2May 04, 2011 11:01 pm We are still waiting on our master plans but have been told around 16 weeks to get our ok to start date and should be about 4 weeks from there. So 6 months paperwork - 6 months build is always a good guide. We had our plans in council over xmas though so that put added 3 weeks to our paperwork. So 14 and a half weeks, although we received our contracts with draft floor plan 2 and a half weeks after prelims. We were given the timeline of 0-16 weeks for pre-construction (paperwork ) and 0-26 weeks for construction. Re: How long to allow between chosing base plan and Slab? 5May 05, 2011 12:32 pm Thank you so much for your replies A 6 month build would be excellent. Hopefully we can get all the paperwork sorted by July/August and be in the place mid 2012. It's such an exciting process but I still can't help wanting to be in the new house yesterday. Re: How long to allow between chosing base plan and Slab? 6May 05, 2011 12:40 pm I think it depends on the builder and your local council. We had to wait for our land to register so got everything organised re contracts drawings and tender, then hit the ground running. Our builder submitted plans as a development application prior to the land registering. That meant once the land was registered it was a quick process to change the approval from development to a BA. Cost us nothing and meant 4 weeks after land registering we had a slab. Got a motivated builder and efficient council though. Now our 28 week build is looking like a 17 -18 week build because they are moving so fast - very happy! Here is hoping your process is a smoother one then ours LOL. Some things are worth waiting for. Re: How long to allow between chosing base plan and Slab? 8May 06, 2011 7:39 pm We paid and signed for the first drafted plan (after approving the fixed price tender and preliminary plans that we had decided upon in late August) in early October and our slab was laid yesterday. Apart from deleting our alfresco after council didn't like it, we made no changes to our original plan.
