Browse Forums Building A New House 1 Jan 08, 2008 1:22 pm Hi all,
Builders are back and I am still getting the same answer. "Your plans are in final costings and are waiting for the builder to sign off on them" It has been 6 weeks since I signed all the final house plans, site plan, kitchen plan, tender report, site costs e.tc. I have signed everything they have given me and all they have to do is type up the contract and get the contractor to sign off on it!! I know they have been really busy and they were stalling a bit on signing off on new plans but...... It was only supposed to take one week, not six! Can I get them to hurry up? The price was only valid for 21 days and they said they will keep the price as is because it's their fault. I don't know what else to do? Any help appreciated. Have they mentioned in writing that the price will be kept the same? The HIA contract allows the builder to increase the price by 5% just by stalling you for 45 days and there's nothing you can do about it. Re: Growing old waiting for contract 3Jan 08, 2008 4:10 pm Sorry to say this but six weeks is nothing I had to wait 3 months for the contract from my builder 13 months on we have the frame, slab, roof that it and now they are on hoildays until end of jan their contract ends feb so we will see Re: Growing old waiting for contract 4Jan 08, 2008 7:08 pm I'd use it as an opportunity to toss the builder. If they can't get a contract to you quickly then imagine what they are like AFTER you sign the contract. Re: Growing old waiting for contract 6Jan 08, 2008 8:28 pm Oh, same thing happened to us with AVJ.
When we threatened to cancel due to too much delay (took around 2-3 months), the plans/prelim contract became ready 2 days after! Only to find out that some prices increased, errors in the pricing, etc. and so........ we did cancel after too many revisions and communication issues. they build nice quality houses though... from what i heard. ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Re: Growing old waiting for contract 7Jan 08, 2008 8:36 pm From an earlier thread it was Tamawood I believe. Re: Growing old waiting for contract 8Jan 08, 2008 9:17 pm That's nothing it took us six months to finally get a contract that we were prepared to sign!! Would have loved to be in a position to give the builder the flick but with bridging finance and loans locked in we would have lost too much by starting over again. BTW this is our second builder! We dumped the first after delays and lack of flexibility on their part!

If I decide not to go with this builder then I'm back at square one, I have to find someone to build on my block and fit it in the budget. i also love the design we've chosen and I can't find another builder which can do a similar plan for the same price. So that's out of the question. I just want them to hurry up. Re: Growing old waiting for contract 10Jan 09, 2008 8:57 am Hi Jet,
I spoke with several Dixon customers now and everybody is complaining they are slow and getting the paperwork right takes a long long time. But on the other hand nobody had major complains about their work yet. I spoke with a guy on Saturday also in the area where your and my block is, he is just 4 weeks away from finishing date and everything seams to be alright. I guess nothing you can do about it ... CU Mike Re: Growing old waiting for contract 11Jan 09, 2008 9:35 am perry homes it is ok to say toss the builder but you have to start all over aain we had already paid the builder 3,000 and we would not get it back so we would need to find more money to go to another builder we did look at a few another builder at this point but most of them said we would be at the same point with so whats the use of changing to another builder. But most people have said they build a very good home i hope us i wanted a well home Re: Growing old waiting for contract 12Jan 10, 2008 9:51 am Jet, just hang in there mate. Once you get those plans and start things rolling with the builder you really have nothing left to do with Dixon. We don't really have any contact at all with them now. It might change at the end, but for now I deal directly with the builder.
You might find that the contractor who needs to sign the contracts could possibly be on holidays. I know our builder is away until mid January. I think that is the norm for builders. Once they get started, presuming this stupid rain stops, things will start moving.
