Browse Forums Building A New House 1 Sep 04, 2013 7:58 pm Well about 5 years ago we built the C0ntent Living Sanctuary in Aubin Grove. Today with 2 beautiful boys in our family we are looking to make the move to a larger semi rural property.
Our new piece of Oz is a 3051m2 (0.75ac) located in the hills south east of Perth. It is north facing and has a build envelope of approx 1135m2. The block is sloped and has nice bush & dam views to the south west. Scheme water is connected however we will be required to install a Aerobic Treatment Unit (ATU) to deal with the wastes. You can read about my thoughts re scullerys in the show me what's in your scullery but basically I side towards your thoughts rather than your OH. The only other thing I question is the powder room between the garage and the laundry. Who is that suppose to service and would you be better converting that and a tiny bit of your laundry to a store room or cellar? Anyway that's just my thoughts best of luck with your build. Will be modified accordingly with subsequent drafts.
Funnily enough I have read the scullery thread, it re-enforced my thoughts. Thanks for feedback Re: Prelim sign up with R0ss N0rth - WA (v1 plans attached) 5Sep 15, 2013 12:42 am Looking good!! Could you add a window to the WIR to help with the acade, that side does look a little unbalanced.... Perhaps tinted or frosted? Just thinking about would you want an entrance straight from the ensuite to WIR? No idea how it would work in practical terms but thought of it when looking at it. Can't help with the scullery. I can say we have friends who entertain crowds regularly and while they don't have a scullery their laundry is directly off the kitchen and they have a nice stretch of bench. When they entertain they often use that stretch of bench to stack the dirty platters etc which is a great idea as they can then close the door. As someone who spends a lot of time in the kitchen I have seen some plans with sculleries that look like they would work well and others that look like they would actually just make life difficult and they have been added so they can say they have a scullery with no thought for the practical implications! Lots of storage in thst double garage! I think i would add s bigger window to ensuite and wir if possible. We have them in both of ours to make the front more balanced. Not sure about the scullery. I love the idea of them but not sure how practical they are. Where is the main sink and dishwasher? Im not sure i would like to be locked away there doing the dishes everyday. I think the kitchen/scullery/pantry layout could do with a little tweaking, but I'm sorry I'm not sure how to do it. (Maybe move the door and put the scullery bench in front of the window?) A scullery is certainly a luxury, but for people who love to cook and entertain, it is nice to have a working/ clean up area and still have a tidy kitchen bench to sit at and drink the cocktails! http://www.housebythewater.wordpress.com From blank block to new home in Mandurah, Western Australia. viewtopic.php?f=31&t=65564 Re: Prelim sign up with R0ss N0rth - WA (v1 plans attached) 11Sep 18, 2013 11:05 pm Love what you've done with th scullery, amazing what moving a door does When I saw it myl concern was the long walk to the pantry which you have now solved. Will it have a door! If so you might want to consider moving it to be inline with your cabinets... I've seen it done and looked great, though might not work as well with it in the middle. Re: Prelim sign up with R0ss N0rth - WA (v1 plans attached) 12Sep 18, 2013 11:09 pm Looking at it I would possibly put fridge on the back wall of witches and get rid of the fridge recess, then you can move the island across further and keep sink under window. I would consider putting a small single sink in the island bench for food prep, chances are most of it will be done on the island so saves to walking (I know someone with a similar layout) Re: Prelim sign up with R0ss N0rth - WA (v1 plans attached) 14Sep 21, 2013 4:22 am I agree with fmac the scullery flows much better know, my only other thought and it depends upon the location of other things on your block and this is pure personal preference is perhaps having direct outside access from laundry. Cheers Akb <!-- l --><a class="postlink-local" href="https://forum.homeone.com.au/viewtopic.php?t=62083">viewtopic.php?t=62083</a><!-- l --> Re: Prelim sign up with R0ss N0rth - WA (v1 plans attached) 16Sep 21, 2013 4:54 pm Looks great. If you are thinking of putting a door through to the scullery, a slider would probably work well. The only other thing I thought was the door to the Laundry off the activity. Depending on how you use that room, if you have a TV in there the couch will probably end up in the way of walking through. With baskets of washing it might get annoying. But you have a family room and theatre, so you may not be having a TV down there as well. Re: Building dream family home - Bedfordale 17Oct 15, 2013 11:09 am Hi all. We have decided to not build with RNH and will get new plans drawn up later on. RNH have been more than helpful, and it's no reflection on their service or help. (Infact been very happy with them) However a different approach is required for us to achieve what we want. Re: Building dream family home - Bedfordale 19Oct 16, 2013 10:22 pm Hi Jays, I think seeking more clarity on our spend would be a better way of putting it. Im open to any style of home at this stage. Probably fair to say we rushed into previous plan, so will start a fresh in time. Goodluck with your build, there is a lovely timber framed home behind our block. Re: Building dream family home - Bedfordale 20Oct 26, 2013 4:45 pm Well our tap has been installed, guess we have to start paying water rates now.
We have closed the RNH chapter, and they have been very good in refunding our deposit. We may end up building with them yet see how things go. We are engaging the services of a building broker to design/tender and assist us with our build.
