I see threads in here about builders going under, and I would never have taken that risk myself. The "smallest" builder we considered was Cor@l Homes, but when it came down to it, they were just too expensive, so I guess cost was a factor too. In my opinion project builder's are all about themselves. They are solely concerned the best out comes for them. This means they compromise on detail and restrict innovation and design ... all in the interest of moving work through the pipeline. They all have well funded marketing department and consultants to tell you the consumer that they care, when they don't. Smaller builder's are at risk of falling over, I cant argue with that but when working with a good architect or designer the home get's love and attention, it is very common in a project builder scenario to just say yes to every change the client wants. "Client wants a toilet in the living room ... sure why not". Volume builders have display homes, gives us ideas about layout, lets us see what they can do and to what standard. With a small builder, we'd be flying blind. Re: Why did you choose project Builder over smaller builder? 44Nov 23, 2012 1:58 pm Again this is why the hybrid builder worked well for us they work with an external designer so had we gone down the custom design track we would have the expertise of someone who also designs privately but paid a lot less for the service than if we went to him independently. They also price their houses in exactly the same way for custom as they do for a standard design. Definetly not rushed through any pipelines and plenty of attention to detail. Also there are ways to get credit reports on smaller companies to ensure that they don't have liquidity issues. These can cost between $600-$1000 but will alert you to any warning signs that they builder may be falling over. He was communicative and involved. Project builders don't really give a crap that you have a budget, our guy is committed to helping us stick to ours. He knows a lot about building sustainable homes and he wants to show the world you can do it on a budget. That's what drew us to our guy. We would have had to compromise on everything. Project builder was much better pricewise, we had room to spec up. Also the obvious reason is we loved their display.
