Browse Forums Building A New House 1 Apr 26, 2011 3:37 pm Hi, I have very recently discovered this forum. It's great seeing the progress on everyones homes. So this is the story so far, Sold our house and moved to a new town in August 2010. After looking around for a house to buy decided to build. Found the block in Jan 2011. Plan Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Front elevation Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We have made a few alterations. Bedroom 2 & 3 and bathroom have been made larger at the expense of Activity room and Alfresco extended. The contracts have been signed and we have colour selection coming up. Hopefully more updates soon Jem GJ Fitzroy 244 viewtopic.php?f=31&t=46892&p=710076&hilit=fitzroy#p710076 Block settled: 15/2/11 Contracts signed: 12/04/11 Slab: 30/05/11 Lock-up 29/07/11 Re: Building the Fitzroy 2Apr 26, 2011 8:01 pm YAY I found your thread Great block and just love your alfresco. I thought of extending it like that and will probably regret not doing it but oh well cant have it all. So looking forward to following your build we should be at similar stages once we start so will be great. Did you get to walk through a display of the Fitzroy? No displays anywhere near us so we decided to sign sight unseen however hubby has since had a walkthrough of a Fitzroy that is still being built. Hopefully all goes well Cant wait to see your colour selections Re: Building the Fitzroy 3Apr 27, 2011 2:53 pm Hi, it's nice to find someone building the same thing at a similar stage No, we didn't get to walk through a Fitzroy but it would have been good to see one. We went to Doreen and saw the Moondarra (just to see something in the easy living range) We also went to Ballarat to see the Ferrara. We loved it and looked at a few different variations on the plans but it was still more than we wanted to pay. Although did get some ideas from there. Changed the ensuite shower to a larger insitu shower and main bathroom shower to insitu. Also added a shelf and powerpoint to WIP so can have microwave and mixmaster in there. Loved the glass splashback but I don't think I'll be having one as my husband is cracking down on upgrades. Also saw the Ridgeview in Shepparton which has just opened. We mowed our block last night. It was majorly overgrown. Mowed what we could and sprayed the rest. Quite a few mice and locusts have been calling the block home. Will put up colour selections when done GJ Fitzroy 244 viewtopic.php?f=31&t=46892&p=710076&hilit=fitzroy#p710076 Block settled: 15/2/11 Contracts signed: 12/04/11 Slab: 30/05/11 Lock-up 29/07/11 Re: Building the Fitzroy 5May 03, 2011 11:04 pm Colour selections ended up being double booked on saturday and so we did them today. Especially love the ensuite feature tile Will all come together very nicely.. cant wait Re: Building the Fitzroy 7May 04, 2011 5:32 pm How are you using the 2 colours in your splashback? One main colour and one as a feature?? I am still stuck on splashback, my one main decision yet to make Re: Building the Fitzroy 8May 04, 2011 10:21 pm Thanks for the feedback on feature tile. We found the ensuite the most time consuming and difficult of all the colour selections. With the splashback we are having the chocolate tiles between the cooktop and rangehood (sort of using them as a feature) and the beige/creamy tiles between lower and upper cupboards. Have you got any ideas for your splash. Are you thinking tiles? I would have loved to have a glass splashback but can't upgrade everything. We are going through GJ Shepparton office and interestingly enough colour consultant said that we were the first house through shepp office to do full colour selections in easy living range. Prior to us they picked from colour boards. Anyway glad that didn't happen. Have you made many desicions with electrical plan/ lighting yet? We have only added a few extra powerpoints at this stage but are now thinking about adding in down lights or leds. Hope you get your start date really soon GJ Fitzroy 244 viewtopic.php?f=31&t=46892&p=710076&hilit=fitzroy#p710076 Block settled: 15/2/11 Contracts signed: 12/04/11 Slab: 30/05/11 Lock-up 29/07/11 Re: Building the Fitzroy 9May 04, 2011 11:53 pm Hi Jemstone, Congratulations on the start of your building journey. That is just such a great plan. It was on our list of houses to build, but in the end we decided to go with the Ferrara as the changes that I wanted to make I couldnt really make with the Fitzroy. We saw the Ferrara in Bendigo didnt know it was also in Ballarat. (which size was the Ballarat one?) Love your color selections and cant wait to see it all come together. Good luck with your electrical plan as I found that one of the hardest things to decide on. But one thing we did was have 15 extra power points added into the plan and even then we ended up adding more. But them I did put 4 power points in our WIP lol We also went with the LED downlights so if I can help there just let me know. Happy to tell you where we got ours and how much ect We didnt go with the all in one units as I needed to know if I lost a globe I could just replace a globe and not the whole unit. (anyway I will stop raving on about LEDs LOL) They cost us a small fortune but I am hoping they will pay for themselves over and over. But I cant tell you what they look like cose we havent moved in yet (should be 2 or so weeks) Cheers Janet Re: Building the Fitzroy 10May 08, 2011 2:33 pm jem_stones1 Have you got any ideas for your splash. We have only added a few extra powerpoints at this stage but are now thinking about adding in down lights or leds. Hope you get your start date really soon Yes tile for splashback however I am 90% leaning toward glass tiles Our electrical plan is done we added 2 way switches to entrance,living/dining & media room, 3 pendants over island bench and a fluro to the garage. Apart from that have just added extra tv points and power points throughout and a couple of splotlights outside. All other lighting is just standard and I will shop around and purchase lighting. We didnt go for any downlights, not a huge fan of them. Will upload a copy of our electrical plan once I get a copy of the final one back. I think the display in Ballarat was the Ferrara 320.Good luck with moving in. Looking forward to seeing some photos of the finshed house. Thank Katrina and Janet for you lighting plan info and Katrina I would love to see your electrial plan at some stage. For the moment I think I'll just keep reserching different ideas and costs and make the final decisions with the electrician when the time comes. Building permit approved (Yay) 2. Met with site supervisor today at block (seemed very good, so feeling very positive about everything) 3. Have start date and it's next week for site scrape and ground work For those building or have built, how often did you go past and check out your house progress? I live within walking distance of our block and can see that it will be all to easy to go past everyday. So thinking I will need to try and limit myself on the amount of times I walk past each week. Saw a friends new house on the weekend and I just loved their polished concrete floor, it's fantastic. Even has bits of mirror in it. Maybe for my next house. I should just concentrate on this house first. I really like your colours, it should all come together quite nicely. We started with the Palomino 360 and modified it. Regards, Andrew. Re: Building the Fitzroy, It's all happening! 17May 26, 2011 8:38 pm So after everything going so well so far we had our first hiccup today. Only small and fixable with money but still annoying. The builder went to connect the water today and it ends up that the water is on the other side of the street. So we need to pay to get it brought across the road. Extra money that I would have rather spent on something else. In positive news the slab is due to be poured on Tuesday and the frames delivered on Wednesday GJ Fitzroy 244 viewtopic.php?f=31&t=46892&p=710076&hilit=fitzroy#p710076 Block settled: 15/2/11 Contracts signed: 12/04/11 Slab: 30/05/11 Lock-up 29/07/11 Re: Building the Fitzroy - Slab time! 18May 30, 2011 11:03 pm Yes the slab was poured today (only a piece of concrete but the most exciting piece I have ever seen) Before and after pics Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The frame is due to be delivered later in the week. Also went and started getting curtain quotes today. Soo many choices but I think I'll keep it fairly simple with double roller blinds in most rooms and maybe drapes in master bedroom and living area (if drape quotes fit into the budget) GJ Fitzroy 244 viewtopic.php?f=31&t=46892&p=710076&hilit=fitzroy#p710076 Block settled: 15/2/11 Contracts signed: 12/04/11 Slab: 30/05/11 Lock-up 29/07/11 Re: Building the Fitzroy - Slab time! 19May 31, 2011 8:47 pm Congrats on your slab pour Plan has a step down to garage. Did you change that as slab does not seem to have one?? Dimo- Great attention to detail, I'm impressed. Keep it up. and looking forward to seeing your slab pics Plan did originally have a step down to garage. The plan I posted at start of thread was from an email draft. The plan and slab design was altered after the soil test was done and now we only have a step down at the alfresco. Frames also arrived today.
