Browse Forums Building A New House 1 Apr 25, 2011 6:14 pm Hi, We have put a deposit down on a small block of land to build our first home at Waterside in penrith. just trying to get a idea of what sort of house people have build on a small block(10x30).it has a zero lot and 900mm on the other side. I think in the past 3 months we have been to most builders in sydney but the problem is that no builders have small display homes so its hard to get a idea of size. You may find some other builders will be willing to shrink the floorplan of a standard design to suit. Re: Narrow lot 10x30. Any help? 4Apr 25, 2011 9:17 pm Have you checked out the Northcliff at Nelsons Ridge (Greystanes)? Pretty sure this would fit your block and still give you a reasonable back yard. It's a 3 bedder but we removed the voids to convert it from a 3 bed plus study nook to a 4 bed plus IT nook. Our block is wider but shorter and still gives us some yard. This builder is painful with the tender and plans process but apparently their build quality is good. Took us 6 months from initial quote to get to council but were very quick to start building once council approval granted. Land at Chermside At tender stage Re: Narrow lot 10x30. Any help? 5Apr 25, 2011 9:27 pm We are renovating/extending a house in the inner west of melbourne on a fairly small block. The house when complete will measure 9.5m wide(in places) and about 19m deep. We have lived in the old house for 10 years now and have got a real feel for how to best use the space. The trend out there to build McMansions is not us, we prefer an intelligent use of space. Without even trying too hard we have exceeded a 6 star rating, by best using the block. Double glazing concrete slabs and a not off the shelf roofline have added to the cost, but in the long run I think we will get that money back in running costs. We have an advantage in Melbourne in that the sun travels such a huge distance between seasons. Our design allows the sun (yes it does shine in winter in melbourne...some days ) in for 9 months of the year, and banishes it for the summer. We have zoned living and great multi use of spaces. We recently visited a display village in Point Cook... and were amazed at the sheer waste of space some people pay for. Who needs four loungerooms two kitchens and a south facing alfresco eating area??? If i had to do it again I may have forked out for an Architect, but we have massaged our plans so much over the past decade that I think we have got close to what one would have designed for us anyway. They have one on display & NRH. http://www.edenbraehomes.com.au/a/53.html Rightbuild are also building a number of homes in the NRH area including the latest group of courtyard homes for Delphin so are aware of the regs for the smaller villa/townhouse blocks. It has a double garage but with a a single would fit your block. They also have 2 storey homes under 9m width. I haven't built with them yet, but they are at the top of my list. If you do hear anything different, would be great to know 4 8416 dimensions on your original plan are inconsistent and with accurate dimensions (including site plan, upstairs and down) i could make a proper scale drawing with furniture… 3 7667 So still no slab and apparently the concreter cancelled.
